About this job

General maintenance and repair workers are responsible for the cleaning and upkeep of the assigned properties.  Hotel maintenance workers must oversee the property grounds, public areas, and the hotel guest rooms. Preventative maintenance must be performed to prevent breakdown in hotel accommodations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Spackle and Paint
  • Electrical accessory replacements and repair
  • Maintain, clean and replace air conditioning units as required
  • Respond to guest complaints or issues in a timely manner
  • Fulfill work orders when issues cannot be resolved
  • Complete daily rounds checking on basic hotel accommodations and identifies and reports problems.
  • Follow all required safety and standard operating procedures
  • Follow all company and regulatory policies, procedures and standards of conduct
  • Plan repair work
  • Monitor and repair machines, mechanical equipment, and buildings
  • Troubleshoot and fix faulty work related equipment
  • Do routine preventive maintenance to ensure that tools continue to run smoothly
  • Inspect and diagnose problems and figure out the best way to correct them
  • Keep detailed records of their work
  • Meet with supervisor to provide regular updates

Work Environment and Physical Demands

General maintenance and repair workers may need safety gear when working with certain tools and equipment.  They often carry out many different tasks in a single day as assigned.  They could work at any number of locations, both indoor and outdoor. They may work inside a single building, such as a hotel, or be responsible for the maintenance of many buildings.

General maintenance and repair workers may have to stand for long periods or lift heavy objects. Many tasks, such as repairing small devices, connecting or attaching components, and using hand tools, require a steady hand and good hand-eye coordination.

These workers may work in uncomfortably hot or cold environments, in uncomfortable and cramped positions, or on ladders. The work can involve a lot of walking, climbing, and reaching.

Training

Maintenance and repair workers often learn their skills on the job. New maintenance and repair workers usually start by watching and learning from skilled maintenance workers. They begin by doing simple tasks, such as fixing leaky faucets and replacing light bulbs. They go on to more difficult tasks.  

Advancement

Because workers interact with all personnel, advancement opportunities are many if they excel and show interest and initiative. Many workers start as helpers and progress into other positions as they learn basic techniques.

Skills and Specialized Knowledge

Customer-service skills. Workers may interact with customers. They need to be friendly and able to address customers’ questions.

Troubleshooting skills. Workers find, diagnose, and repair problems. They do tests to figure out the cause of problems before fixing equipment.

Computer skills. Many new buildings have automated controls. Workers must be able to navigate a centralized computer system to adjust and monitor the controls.

Types of Maintenance Positions

Grounds maintenance workers provide a pleasant outdoor environment by ensuring that the grounds are clean, attractive, orderly, and healthy.

Public Areas maintenance work is done in the pedestrian areas of a property.  This work may be done in both indoor and outdoors (e.g., Lobby, property entry, parking, etc.)

Facilities maintenance is the upkeep of the property amenities area.  This work may be conducted both indoor and outdoor area (e.g.: gym, pool, spa, tennis and other amenities sites).

Repairs. These are handypersons that maintain the cosmetic appearance of a property by making routine repairs such as replacing outlet plates, bulbs, spackle and paint, fixing and replacing faucets, caulking, repair and remove stains from carpets, etc.

To perform the job successfully an individual must be able to perform each essential function satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required.

Requirements

JOB REQUIREMENTS

  • Must meet company and client hire requirements
  • Must have extensive knowledge of electrical and plumbing systems as well as carpentry experience
  • Knowledge of safety requirements is mandatory
  • Must be able to work independently without constant supervision
  • Must be physically fit enough to lift, bend, twist, stoop and climb and carry at least 40 lbs., as well as be able to stand and walk over extensive time periods
  • Able to perform all duties as instructed
  • Must meet company and hotel grooming standards
  • Must wear slip resistant shoes to avoid slips and falls
  • Must have reliable transportation

Education and Experience

High school diploma and experience working in a hotel or similar accommodations

High school shop or technical education classes, post-secondary trade or vocational schools, or community colleges a plus for mid-high level positions.

Work Schedule

Must be able to work a flexible schedule: morning, evenings, weekends and holidays

May be on-call 24 hours if second or third shift maintenance workers are unavailable

Report to work on schedule dates and time and maintain a responsible attendance record
