Construction Supervisor

We are currently hiring an experienced Construction Supervisor for a great national non-profit agency in Independence, MO.

Position description: 
Supervise all field operations necessary to complete multiple residential repair projects on owner occupied homes focusing primarily on exterior only repairs with exception to tasks required on interior as part of larger exterior scopes of work. Conform to all required building codes and always maintain a safe and clean work sites. Also responsible for ensuring a positive volunteer and partner family experience on the work site when applicable and managing multiple subcontractors in order to meet all deadlines and quality control standards.

Core responsibilities:

• Communicate all project details to a CHR program coordinator and/or construction manager to ensure all information is available to customers as well as throughout the organization in a timely manner to ensure the best possible customer service at all times.
• Perform inspections and create project assessments of applicant homes.
• Work with construction manager and design team to develop scopes of work.
• Present detailed scopes of work, photos and measurements to construction manager and assist in the development of project budgets.
• Work with construction manager to develop build schedules for CHR projects.
• Work closely with family services, community development and resource development departments to ensure the program offers a positive volunteer and partner family experience.
• Meet with subcontractors to review scopes of work and acquire bids for CHR projects that will then be reviewed and approved by construction manager.
• Supervise unskilled volunteers to complete CHR projects within determined project schedule ensuring a positive volunteer experience.
• Work with real estate development team to ensure all necessary permits are ordered from the local building department.
• Coordinate all necessary city inspections and ensure all corrections required are handled in a timely manner in order to meet deadlines.
• Coordinate the necessary tools and materials for all CHR projects.
• Work closely with site development project manager in the circumstances that CHR projects require infrastructure improvements such as retaining walls and flatwork.

Home warranty

• Field phone calls through designated warranty hotline from partner families regarding warranty concerns on their homes.
• Address emergency warranty calls during and outside of normal business hours in a timely manner dependent on the nature of the concern.
• Fill out intake work order and determine scope of work through conversation or site visit.
• Schedule and perform repair with partner family.
• In the case the work is not an official warranty, and rather due to neglect or abuse of the home, communicate that information to the partner family and draft a follow up letter to send to the family showing record of the visit and the findings.
• Provide any necessary education to partner family while in home pertaining to maintenance concerns that could result in future warranty issues.
• Keep up to date records on the server of all work orders, all correspondence with partner family and completion of work forms.
• Attend weekly construction department meetings.
• Track the nature of all warranties on a spreadsheet as a reference for construction department trainings to address repetitive issues that could be a result of installation methods or materials used and present on a monthly basis to the construction department.
• Periodically obtain bids from sub-contractors to perform work outside of the skills required of the warranty technician, i.e. electrical, plumbing and HVAC.

Recycled homes

• Change locksets on homes upon notice of Habitat’s legal ownership.
• Perform walkthrough assessment of home and create clearly defined scope of work.
• Work with construction manager to determine reasonable budget for project based on scope of work.
• Obtain bids for work to be completed by subcontractors.
• Oversee subcontractor’s completion of all work while periodically performing some tasks independently depending on scope and schedule.
• Perform final walkthrough prior to and again with the homeowner to determine if further punch list work is necessary before turning over ownership to partner family.
• Prepare home for dedication by coordinating house cleaning and putting down protective floor covering.
• Maintain up to date and organized files for every recycled home project.
• Take part in monthly-recycled home meetings with the recycled homes committee when Habitat has homes in inventory.
• Perform pre-construction meetings with partner family to select floor colors and other options when necessary.

Knowledge, skills and abilities:

• Knowledge of residential repair projects as well as new construction.
• Outstanding communication and interpersonal skills needed to communicate task assignments to volunteers and/or construction trades/suppliers.
• Ability to assess safety concerns in old buildings and in buildings that are in the deconstruction phase.
• Ability to delegate tasks to peers and volunteers appropriate to that individual’s skills and abilities.
• Ability to efficiently supervise multiple jobsites at one time and prioritize multiple tasks while maintaining control of the project budgets and deadlines.
• Proven ability to plan ahead, obtain bids and set schedules in a manner to ensure all deadlines are met.
• Proven proficiency with Microsoft Office programs.
• Excellent customer service skills are a must.

Education and experience:

• Five years direct on-site residential construction experience on new, rehab and repair projects.
• Construction skill education may complement experience.
• Lead safe work practices experience and certifications are a plus.
• Experience working on multiple projects in multiple locations during the same time period.
• Experience working with city building officials in multiple jurisdictions.
• Experience overseeing unskilled volunteers and subcontractors.

Physical requirements necessary to perform this job:

The following abilities are necessary:

• Adequately traverse a residential construction job site; climbing, jumping, lifting, carrying (minimum 50 lbs.) or other similar activities as required.
• Safely use residential construction power tools.
• Safely operate a construction vehicle (Pick-up truck or similar) and construction trailers such as a skid loader or dump trailer, as well as a utility trailer for tool storage on jobsites.
• Work in all types of weather, i.e. snow, rain, hot sun, cold, etc.

Work environment and conditions:

• Exterior working environment during a variety of weather conditions.
• Conditions that require special lead safe work practices
• Able to drive in metro area to reach construction sites. Must have valid driver’s license and be able to be insured on the company’s insurance.
• Ability to work long hours on your feet in a fast-paced environment.
• Ability to work in confined spaces such as tight crawlspaces and attics.

Pay Rate: $30,000-$35,000 year
