REPORTS TO: Maintenance Supervisor or in the absence of the supervisor, the On-Site Manager or Assistant Manager
DESCRIPTION: Responsible for providing maintenance services and other duties as requested by the Maintenance Supervisor and/or the On-Site Manager
DUTIES: Perform maintenance, repairs, updates & improvements on the property as requested by Supervisor or Managers
Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, water heaters, etc.
Perform plumbing work, such as clearing stoppages, replacing fittings, water heaters, etc.
Replace broken glass, tile, garbage disposals, fixtures, appliances, locks, torn or worn out screens, carpet, blinds, etc.
Perform air conditioning and heating repairs as needed
Paint interior and exterior
Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, etc.

Duties may include but are not limited to: Completing Service Requests (resident or management requests for repairs or maintenance); Make Ready’s of vacant apartments (all needed repairs, maintenance and upgrades as requested by Management); Snow/Ice Removal, Preventative Maintenance; Maintain company equipment, assets and all property; Participation in resident functions; General routine maintenance of the property including landscaping, grounds work, common areas and buildings (See “Appendix A” for a more detailed description)
Participate in weekly rotating 24 hr on-call schedule for emergency and urgent repair requests outside of normal working hours (includes evenings, weekends and holidays)
Be available for on-call from December thru March for the purpose of snow removal; and from June thru September for the purpose of air conditioner repairs (At the option of the On-Site Manager)
Participate in weekly rotating standby (back up) on-call schedule to assist the on-call person when needed
Work scheduled overtime and extended hours when needed to accommodate the workload
Complete paperwork and reports in a timely and comprehensive fashion
Perform work in an expedient and efficient manner with a positive and pleasant attitude
Must pass pre-employment drug test and criminal background check (Must have no felony convictions or serious crimes against person or property)
Two (2) years of verifiable training/schooling or experience in at least four (4) of the following areas:
v Carpentry
v Electrical
v Heating
v Painting
v Plumbing
v Refurbishing
v Appliance Repair
v Air Conditioning
High School Diploma or equivalent
Possess a real concern for personal and public safety
Must be personable, trustworthy and professional
Knowledge of general safety practices and procedures related to maintenance work
Capable of communicating effectively (both verbal and written) in the English language
Capable of reading, understanding and following oral and written instructions
Ability to read and understand custodial and maintenance equipment manuals
Capable of completing minor repairs to equipment
Capable of working independently
Ability to observe safety rules
Capable of working with persons of all backgrounds
Possess a valid driver’s license issued in the State in which the property is located (Other states require On-Site Manager approval)
Maintain effective auto insurance (Per Section #050-360 of the PCRM Maintenance Procedure Manual)
Must own and operate a well maintained vehicle suitable for daily work purposes (vehicle size must be suitable for transporting supplies/tools for work purposes)
Capable of understanding and responding appropriately to the needs of the Residents
Capable of lifting, pushing, pulling and carrying a minimum of 50 lbs up to 75 lbs
Capable of climbing and working from ladders without regard to height
Capable of climbing stairs repetitively while carrying tool box and supplies
Capable of performing physical labor outdoors in inclement weather
Capable of walking, kneeling, climbing, standing, stooping, crouching, balancing, bending, sitting, reaching above shoulders, pushing, pulling and doing related physical activities necessary in performing maintenance work
Capable of working on building and garbage shed roofs without regard to height
Must be willing and able to learn and implement new skills that are required for effective repair and maintenance of the property
Must reside within 20 minutes of property location (for on-call emergencies)
Must possess an EPA Certification (Type 2 or Universal) and maintain certification as required by future changes to EPA standards. If all other qualifications are met, an EPA Certification can be obtained within 90 days of employment, at the employee’s expense. Failure to do so could result in termination after 90 days.
Must own and have available on a daily basis the required tools for work purposes (see “Appendix B”)
Keep a neat, tidy and professional appearance. If company uniforms are provided, they are to be worn daily and kept neat and clean.
Employees in positions where the operation of a motor vehicle is an essential duty of the position must provide prior to hire a valid driver’s license and proof of vehicle insurance per statutory limits, and must also authorize the release of their Driver Motor Vehicle Record Report for evaluation and approval to rule out any risk or liability they may pose to PCRM. Updated reports will be required on an annual basis in order to maintain company safety standards. Changes in an employee’s driving record must be reported to the On-Site Manager immediately. Violations of this policy may result in termination of employment.
