Requirements

PLACE OF WORK: All areas of hotel facility.

GENERAL PURPOSE
Repair and maintain HVAC and refrigeration equipment (boilers, chillers, air handling units and controls, etc.) in accordance with Greenwood Hospitality standards.

ESSENTIAL DUTIES/RESPONSIBILITIES

  • Maintain and repair all boilers and related controls as well as chillers and chilled water systems.
  • Change filters, clean coils and troubleshoot all HVAC equipment systems.
  • Identify, locate and operate all shut off valves for equipment.
  • Responsible for daily light checks including all exit lights, turning off lights when rooms are not in use.
  • Responsible for daily rounds and log sheets; maintain the equipment logs, files and operation manuals for all boilers, ice machines and refrigeration equipment.
  • Charge refrigeration systems and troubleshoot mechanical and electrical systems.
  • Complete scheduled preventive maintenance and respective reports; complete all work orders in a timely fashion.
  • Familiarity with the energy management system and field components.
  • Inspect and troubleshoot all equipment, including ceiling units and suspended units which may require climbing scaffolding, ladders or catwalks.
  • Daily rounds of pool and fitness equipment. Check and log temps of pool and spa. Monitor PH and Chlorine levels. Check equipment for proper operation.
  • Responsible for maintenance engineer duties.
  • Handle guest complaints to the guest’s satisfaction, respond within 10 minutes.
  • Maintain property inventory and requisition parts as needed.
  • Successfully complete training certification processes and review all departmental safety information (i.e. JHA’ and MSDS”s); practice emergency procedures in compliance with hotel/ company standards; React and assist in hotel emergency situations.
  • Maintain safe conditions and procedures in work area and other associated areas, Check working condition of equipment and report all deficiencies immediately to supervisor to be rectified; Report and safty hazards to supervisor.
  • Perform all other related duties as assigned by supervisor; assist other departments by providing lateral service when possible.

JOB QUALIFICATIONS/ SKILLS

  • High school graduate or G.E.D. equivalent.
  • Boiler/ steam certified.
  • first class refrigeration license and universal CFC recovery
  • 4 years boiler operator experience or equivalent in trade school, preferably in a hotel or hospitality environment.
  • Ability to communicate in English with hotel guests, visitors and staff to their understanding.
  • Ability to troubleshoot boilers, refrigeration/AC equipment, mechanical and electrical equipment
  • Ability to perform and log scheduled preventive maintenance.
  • Ability to perform basic skills in plumbing, electrical, carpentry and HVAC.
  • Ability to work cohesively as a team member.
  • Ability to work in and around public in a positive and professional manner.
  • Ability to safely and properly use hand and power tools.
  • Ability to understand and perform computer functions related to energy management systems and controls.

STANDARD SPECIFICATIONS
To perform this job effectively, the class 1 Engineer boiler Operator shall have the ability to perform the technical and physical skills required, such as climbing stairs, ladders, cat walks and fitting into confined spaces.
