This segment also offers services through traditional software licenses, enterprise platforms, software-as-a-service, and on-demand applications.

The Incumbent is responsible for major and complex real estate projects. He/she is responsible for developing the lowest cost real estate solution that will reasonably meet business unit needs, including renovation of existing facilities. The incumbent is expected to deliver a turnkey facility on time and within budget against very demanding criteria by proactively shaping events, including guiding business units to make the right decisions. The Incumbent manages a team of internal and external service providers, including Telecommunications, Corporate Security, Corporate Environmental, brokers; construction, furniture, and moving vendors.

Manage all activities involved in the design, construction, and occupancy of major projects, including conduct of market research, negotiation of business terms, development of space plans, design specifications, value engineering, and oversee construction.

Perform analysis and identify lowest cost facility solution that will reasonably meet business unit's needs, including analysis of all viable scenarios and consideration of better utilization of existing Pitney Bowes Inc. real estate and incorporate alternative workplace solutions.

Work with and guide the business unit in developing its facility program, ensuring all needs are identified and incorporated, including reasonable future growth.

Manage and coordinate activities of all internal service providers (Telecommunications, Corporate Security, Corporate Environmental) and all outside service providers to ensure that all contracted services are properly performed against cost and quality standards and in a timely fashion.

Perform complex financial analysis. Establish, monitor, and report on an ongoing basis project schedules and proactively manage projects to ensure that they are delivered on time and within budget.

Identify and recommend revisions to design, construction methods, and materials that will reduce cost and/or improve the overall utilization of the facility.
Ensure that requirements related to Corporate Policy, government regulations, and community relations are reviewed, understood, and satisfied. Ensure that tax incentives are taken advantage of where applicable. Ensure projects are delivered on time and within budget. This requires proactively shaping events, including timely decisions by business unit and maintaining team focus on milestones and deliverables.
Mitigate liability when extenuating circumstances cause delays. This includes negotiating resolutions and disputes, and developing contingency plans.
Coordinate multifunctional team of in-house and vendor personnel, including Telephone, Environmental, Security, construction trades, furniture-installation, and other vendors.
Challenge business unit assumptions when there is a lower cost facility solution that the business unit does not wish to pursue;
Sell adherence to corporate standards to all business units frequently unpopular concept due to downsizing and/or downgrading existing conditions;
Coordinate design requirements to satisfy all business unit needs. Where multiple business units co-locate, establish optimum design that will satisfy competing requirements.

Qualification
Qualifications
Bachelors degree in Architecture or Engineering or Finance and/or an MBA preferred;
Five years of experience in the Corporate Real Estate field
Excellent negotiation skills; Strong problem-solving skills.
Domestic Real Estate transaction experience including lease negotiation
International Real Estate transaction experience including lease negotiation a plus
Strong managerial, financial, and administrative skills;
Excellent verbal and written communications;
Excellent interpersonal skills
