Job Summary:
Ensure a productive working and learning environment for students, faculty and staff by providing excellent customer service, professional appearance, timely work and expert communication skills. General preventive maintenance and repair of the architectural and structural components of college buildings. Primary tasks of this position is to provide repairs and preventive maintenance of overhead doors, personnel doors, fire doors, ADA doors to include all hardware and locks. Provide door hardware control program inventory. Executes general carpentry duties such as signage installation, repair of walls, ceilings, floors, counters, cabinets, benches, partitions, trim, minor painting and occasional welding. Assist in general repair and replacement of carpet, vinyl, glass/windows and ceiling tile. The position is also responsible to assist in roof repair and maintenance. Assists in the maintenance and installation of exterior paint coatings, caulking, and glazing. This position requires multiple skills in general architectural maintenance. Responsible for providing risk management mitigation on all aspects of job. Coordinates and provides quality assurance of pre-approved contracted services. Requires occasional work outside of normal business hours. Other tasks may be assigned based on contemporary institutional needs.

Essential Functions:

Provides excellent customer service by displaying a professional image to include neat appearance, proper hygiene and appropriate attire
Participates in all duties as a professional team member, provide security and confidentiality of personnel information and equipment
Provides excellent customer service by utilizing professional and effective language, communication and timely follow-through
Building repairs to include walls, ceilings, floors, doors, door hardware, and building trim and finishes. Repairs of building and instructional equipment
Coordinates and quality control of work done by service vendors and contracted installation
Architectural and site maintenance support such as roof repair and maintenance, asphalt repair and concrete work
Maintains tools and equipment for the purpose of ensuring the availability of items in safe operating condition
Performs preventative maintenance, installation and repair on personnel doors, handicap doors, specialty doors and fire doors
Installs, repairs and maintains electronic and mechanical door hardware systems, locks, including on hand supply of locks and handles with a master plan of type styles and locations
Completes preventive maintenance and limited repairs to overhead doors
Performs occasional welding, to include Arc welding, Mig welding and Oxygen\Acetylene welding
Masks and protect surfaces not to be painted. Spray, brush or roll protective finish coating as determined by the specific project
Prepares, basic repair, and paint interior and exterior existing and new metal doors, jambs, windows, including glazing
Repairs, touch-up and repaint interior wood door jambs, including glazing and repair stained and painted doors
Removes, replace and repair vinyl base. Small repairs on burned or stained carpets
Repairs holes in sheetrock (including tape, texturing and caulking), block, and pre-stress walls
Repaints rooms and other interior surfaces
Follows OSHA and college safety practice regulations and procedures
Safely drives vehicles, and operate large complex maintenance equipment
Responds to emergency duties after hours when required
Provides on the job training related to this technical expertise, organizes warehouse materials and equipment, perform snow removal and supervision/coordination of part-time employee's as required
Attends all mandatory physical plant training
Utilizes electronic devices for completion of work orders and preventative maintenance
Manages and reconcile monthly purchase order card receipts
Must have a valid driver's license and be able to meet the college insurance carrier requirements
