Job Summary:

Under limited supervision, this position is responsible for operating and maintaining critical facility systems. Depending on the size of the assigned facility, this position will also directly maintain the cleanliness of assigned facilities or directing the work of associates responsible for those tasks. This position also assists with maintenance-related assignments and projects.

Primary (Essential) Functions:

· Inspect facility for debris, dust, and perform custodial and cleaning duties as needed.

· Train onsite custodial staff and assign daily work as needed.

· Perform basic plumbing repairs.

· Perform basic 110V electrical service; maintain general electrical grid.

· Perform preventive maintenance on facility equipment

· Install, repair and replace facility equipment.

· Inspect fire systems weekly.

· Maintain HVAC systems monthly.

· Coordinate with contractors on maintenance issues and special projects.

· Solicit and review bids for outsourced work.

· Orient onsite contractors who perform regular or once-only projects to Company’s facilities and systems.

· Install, repair and replace safety and protective equipment, including door systems as required.

· Preserve external and internal appearance of the facility.

· Maintain all landscaping requirements and equipment.

· Conduct repairs and upgrades of the facility.

· Perform office modifications; assemble and install office equipment.

· Order janitorial supplies.

Secondary (Non-Essential) Functions:

· Proactively work with local management to implement facilities projects, and all safety and inclement weather procedures.

· Other duties or special projects as assigned.

Knowledge, Skills and Abilities:

· Proficiency with computers and MS Office (Word, Excel, Outlook for scheduling and email)

· Ability to multi-task and work cross functionally in a fast paced environment.

· Strong attention to detail.

· Ability to work extended hours and weekends as needed to meet company needs.

· Ability to communicate effectively and explain the assignment of task and duties to associates in individual or group settings .

· Ability to read, write and speak clearly in English.

· Demonstrated success with motivating and interacting with team members.

· Ability to plan and prioritize one’s own work and that of the team is necessary.

· Ability to make decisions consistent with department guidelines and company policies.

· Ability to demonstrate calmness under pressure.

· Ability to add, subtract, multiply and divide with 10’s and 100’s. Ability to perform these operations using units of weight measurement, volume, square footage and distance.

· Ability to understand and carry out instructions furnished in written, oral or diagram form.

· Self motivating to work independently to achieve challenging goals.

· Attendance and reliability is extremely important in this position.

· Mechanical ability to construct ready-to-assemble items.

· Ability to read blueprints



Education and Experience:

· High school diploma or general education degree (GED); or

· Two to five years of related experience and/or training; or equivalent combination of education and experience.

· Forklift and Boom Lift Certification and Electrical License, preferred

Supervision and Decision Making:

This position will supervise the daily work of 1-4 custodians and maintenance/facilities assistants.

Working Conditions:

This position works in a combination of business office and warehouse environments with moderate to loud noise conditions, and occasionally in outdoor weather conditions.
