The chief engineer at our downtown Boston property closely monitors, identifies, communicates and addresses problems in every phase of general maintenance of the property, including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware and other minor building repairs. Makes recommendations, performs repairs, replacement maintenance and implements preventive maintenance as established by Oakwood procedures and guidelines.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

  • Performs preventive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements

  • Helps to maintain compliance with building regulations and permits. Responsible for the general upkeep of the property

  • Ensures excellent customer service to Oakwood guests and internal customers and addresses guest complaints or work orders in a timely manner. Follows up and completes work orders to ensure guest satisfaction.

  • Assists with monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, drainage, Fire/Life Safety and Plumbing Systems among others.

  • Maintains mechanical equipment rooms to ensure clean and safe conditions. Duties include removal of debris, painting of rooms, repair of boiler-related components (valves, pumps, piping etc.)

  • Assists the Maintenance Manager in directing maintenance staff

  • Responsible for physically inspecting the building, the equipment, and the grounds to ensure all areas are in great condition.

  • Responsible for maintaining the property equipment

  • Works with vendors to order supplies

  • Supervises one associate

  • Perform other related duties and responsibilities as assigned by management.

QUALIFICATIONS:

  • HVAC Certificate preferred
  • A minimum of 3-5 years of directly related experience in the operation, installation and maintenance of building systems with technical understanding and knowledge of air conditioning, electrical, plumbing and general building maintenance
  • Working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety environmental concerns so as to effectively assist the Maintenance Manager
  • Must know maintenance terminology

EDUCATION and/or EXPERIENCE

  • Current or prior maintenance experience from apartment/condo complex a big plus
  • Technical school is a plus
  • EPA certification preferred

LANGUAGE SKILLS

  • Must be able to read and write in English
