Job Duties: The Leasing Agent # 1 description can include but is not limited to the following:
* The Leasing Agent # 1 normal work hours are 8:00 am to 5:00 pm
* The Leasing Agent # 1 shall assist Property Manager in the maximization of revenue through the leasing of all available units.
Order Files Every Friday, Based on Vacancy Analysis
Send Property Manager Accurate Weekly Report Every Friday
Send Property Manager Accurate Month-End Report The Last Day of Every Month
* The Leasing Agent # 1 must make all conscious efforts to keep occupancy rate above 99%
Make 3 Attempts to Contact Prospect Tenants (upon receiving files from HHA)
Return Non-Responsive files back to HHA within 5 business days or sooner for failed criminal background or rejected units.
Verify the information provided by applicants on all rental application (in its entirety); make a minimum of 3 attempts to collect documentation from 3 party verifiers.
Request accurate information needed by tenant and give them 5 business days to return information.
* The Leasing Agent # 1 is responsible for verifying all information needed for processing applications.
* The Leasing Agent # 1 must accurately review prospect tenant's information in EIV to insure tenant is not receiving dual subsidy and run, review, and file EIV report 90 days after move-in.
* The Leasing Agent # 1 is responsible for preparing all lease packages for move-ins prior to the date, which the resident has scheduled to sign documentation and or complete application

Welcome PKG (upon move-in)
* The Leasing Agent # 1 is responsible for ensuring that the unit is ready for move-in prior to the move-in date.
* The Leasing Agent # 1 is responsible for reviewing the lease and all pertinent information with the new resident, walking the unit while the new resident completes the move-in form, ensuring that the electric and gas is on, and providing the residents with copies of their signed paperwork and Move-In Welcome Package.
* The Leasing Agent # 1 is responsible for completing annual housekeeping inspections and following housekeeping inspection procedures thoroughly
