Design Manager
Description

The primary objective of the Chipotle Development Department is to support Operations by designing, constructing, and maintaining efficient restaurants with distinctive interior design, while pursuing sustainable building options and processes. Our approach to designing and building restaurants using more environmentally friendly building materials and systems is an expression of our Food With Integrity (FWI) commitment. The department seeks new sustainability initiatives as well as innovative FWI practices for all our restaurants.


Position Summary:

Manages and produces design and construction documentation for new restaurants in a specific geographic market, within established time frames and budgets, and in a manner consistent with established trade dress standards and guidelines. Performs design analysis, research, and development for all custom trade dress, kitchen, and signage systems relating to Chipotle’s design package.

In addition to following Chipotle’s policies and procedures, principal accountabilities include, but are not limited to:

• Overseeing project start up by preparing architectural portions of standard Initial Design Package, visiting proposed premises, preparing reports with findings and recommendations, reviewing lease Letters of Intent, and maintaining on-site documentation
• Performing due diligence on proposed premises such as evaluating zoning and planning regulations and building code deficiencies; verifying existing civil, architectural, structural, mechanical, plumbing, and electrical systems; preparing preliminary floor-plan layout studies; and assessing probable construction cost
• Reviewing lease letter of intent, draft lease document, and lease provisions (e.g., Acceptance of the Premises, Landlord's Work Letter, Tenant's Work Letter, Landlord's Rules and Regulations Governing Construction, Sign Exhibits)
• Developing preliminary kitchen and dining room layouts, obtaining necessary reviews and approvals of such layouts, creating interior and exterior elevations, sections, and large-scale details in sketch form, and communicating approved designs to local market consultants
• Managing, reviewing, and approving construction documents, and transitioning project to operations and/or construction administration
• Establishing, implementing, and managing a schedule for the design and documentation of multiple new restaurants, each at varying stages in the design development and review process
• Consulting and performing design related activities for all trade dress upgrades and changes; coordinating with outside vendors and consultants as necessary
• Initiating project file setup and coordinating dissemination of project data to interested parties

Qualifications


Education/Training
• B.S./M.S. in Architecture or an equivalent in education and experience

Knowledge/Skills
• Knowledge of and the ability to use a PC as well as Microsoft Office Suite, Revit, AutoCAD, Sketchup, and other pertinent computer applications
• Demonstrated ability and experience of sophisticated design skills in architecture, interior and industrial design
• Knowledge of new building construction and development
• Knowledge of building renovation and investigation
• Knowledge of restaurant design and design development
• Knowledge of building, energy, fire, mechanical, and electrical codes
• Knowledge of sustainable building practices
• Solid organizational skills
• Skill in developing and maintaining specifications
• Ability to conduct project research and analysis
• Ability to create, manage, and review construction documents
• Knowledge of national roll-out development practices
• Ability to be detail-oriented, accurate, and thorough
• Ability to be attentive to documentation and record keeping
• Excellent graphic, verbal, and writing skills with a proven ability to manage and work in a fast-paced, team-oriented environment

Work Experience
• Ten (10) years technical and project management experience in the fields of architectural design and/or construction administration
• Five (5) years in design leadership role preferred
