Real Estate Closer I & II

Remedy Intelligent Staffing is looking for an experienced Mortgage Loan Closer for an established bank on Madison's West side. This is an excellent position to gain a foot in the door into mortgage lending and starts out at a desirable wage. Responsibilities:

• Analyze the mortgage loan file. Review and interpret the type of loan program. Identify appropriate documentation necessary to satisfy outstanding loan conditions.
• Examine title insurance commitment for errors and exceptions. Determine appropriate documentation required to satisfy all title requirements. Review documentation including but not limited to; legal description, title vesting, supporting schedules, and attachments.
• Determine which security documents are required for multiple loan programs including but not limited to; Government loans, WHEDA, Conventional, Community Lending Products, Leaseholds, Trusts, and Entity Loans. Ensure that security documents are prepared according to ownership/title vesting.
• Audit the Truth in Lending and Good Faith Estimate. Compare the initial calculations and fees to the final Truth in Lending and Settlement Statement to determine compliance with Regulations Z & X.  Conclude if loan closing can occur as scheduled based upon any potential tolerance violations.
• Generate closing instructions for title company in accordance with the conditions of the loan and in compliance with established Investor policies.
• Confirm accuracy of fees assessed to the borrower. Review HUD prepared by Title Company to determine and resolve any discrepancies. Ensure cash back received by borrower does not exceed Investor underwriting guidelines.
• Responsible for accuracy and completion of new loan setup. Extract loan information from Loan Origination System. Review and complete transport screens. Update customer information and critical core system fields. Post all fee income and expenses to mortgage loan and multiple general ledgers. Process transport upload from Loan Origination Systems to core system. Balance monetary transactions.
• Balance LIP funds to Settlement Statement. Process accurate Title Company transfers via wire, teller check or DDA deposit to title company checking accounts. Utilize the Journal Automation System as necessary.
• Analyze construction draw requests: Review inspection report. Compare draw requests to cost breakdown/change orders to confirm it adheres to the bank's construction loan policy. Confirm appropriate signatures have been obtained.
• Prepare modification for construction loan to permanent financing: Accurately calculate closing interest. Perform file maintenance to multiple Core System fields. Set up escrow.
• Attendance Guideline: Not to exceed 6 occurrences per 12-month period.

 Requirements:

• Three years experience processing or closing conventional and government loans.  Two years as a Real Estate Closer I desired
• Knowledge of Microsoft Office is a must!
• Must obtain effective written and oral communication skills
• High School diploma or equivalent
