Key Responsibilities


Job Summary:
Responsible for performing new installations, troubleshooting, repairs and preventative maintenance of the facilities HVAC, mechanical, electrical and plumbing systems and to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic/semi hermetic compressors, split systems, air handling and packaged units, commercial/industrial boilers, burners, intake and exhaust fans, economizers, humidifiers, flame safeguard controls, air compressors, air driers, ice machines and kitchen equipment. Must have reliable transportation and be available for overtime and after hour emergency calls.

Essential Technical Knowledge and Skills Required:
1. Fully understands and mastered the refrigeration cycle, identifying all
components in advanced refrigeration circuits, understands how each
component works, diagnosing and correcting problems in the refrigeration
circuit, using manifold gauge set, pressure/temperature chart and temperature
measuring devices. Understands refrigerant recovery, evacuation and charging,
understands the installation and sizing of refrigerant piping.
2. Fully understands and mastered the heating cycle, identifying all components in
the heating system, understands how each component works, using gas
pressure testing and other devices for maintenance, troubleshooting and repair.
Fully understands the theory of combustion relating to oil and gas.
3. Fully understands and mastered electrical theory, AC & DC circuits, single and
three phase systems, ability to read advanced wiring diagrams, knowledge of
Ohm’s Law, ability to use multi-meters, ability to troubleshoot advanced electrical
circuits.
4. Fully understands and has mastered the fundamentals of temperature and
humidity measurement and control in HVAC units, ability to use psychometric
charts.
5. Fully understand and has mastered all types of HVAC systems and how each
component within the system operates in conjunction with the other components.
System include chilled water systems, hot water systems, steam heating
systems, VAV systems, air & water cooled systems, cooling towers, and
building automation systems.
6. Knowledge of the principles of hydraulics, mechanical systems, pneumatics,
carpentry, plumbing, pipe fitting, welding and fabrication.
7. Must be able to repair, adjust, maintain, retrofit and troubleshoot the following
equipment: refrigerant controls, refrigerant compressors, heat pumps, split
systems, packaged units, ductless splits, air handling units, exhaust fans, electric
motors and motor controls, commercial furnaces, boilers and boiler controls,
flame safeguard controls, water pumps, unit heaters, chillers, cooling towers,
economizers, air compressors and air dryers, VAV systems, controls and
terminal boxes.
8. Must be able to repair, adjust, maintain, retrofit and troubleshoot pneumatic
controls systems, electronic controls systems, static pressure controls, variable
frequency drives and building automation systems.
9. Must be able to solder and braze.

Essential Job Duties:
1. Responsible for all preventative maintenance, troubleshooting and repairs to the
buildings RHVAC, mechanical, electrical and plumbing systems. Must be
familiar with the location and have working knowledge of all building mechanical,
electrical, HVAC, plumbing, life safety, fire protection and security systems to
ensure proper operations and be able to act upon any conditions that are out of
the ordinary.
2. Conduct periodic general preventative maintenance on the RHVAC mechanical,
electrical and plumbing systems. This involves normal lubrication, adjustment,
cleaning, replacement of consumable parts (such as filters, indicator lights, etc.),
and periodic testing of the equipment. These systems include, but are not limited
to; air handling units (including both rooftop and built-up units), re-circulating air
systems, water pumping systems, cooling plant and all plumbing system
components. Also conduct general building maintenance, as needed.
3. Must secure/order materials, parts and tools needed throughout the day for
various jobs as required.
4. Must be responsive to customer requests in the areas of safety, plumbing,
mechanical, electrical and environmental needs through both personal contact
and work order systems.
5. Must prepare and maintain maintenance logs and records and become familiar
with the preventative maintenance and work order software systems.
6. Must perform all assigned work so as to ensure the safety of the building’s
occupants and the continuous operation of the site.
7. Must maintain a safe work environment at all times and use proper safety
equipment.
8. Must become familiar with and conform to all written operating procedures
associated with the site.
9. Remove snow and ice as required to make the facility accessible, operational
and safe.
10. Assist other building mechanic trades as dictated by work load and
emergencies.
11. Maintain organized building files.




Qualifications

Experience and Education

High School Diploma.
Associates Degree in Specialized Technology (HVAC).
Minimum of 5 years work experience in a commercial/ industrial environment.
Must be CFC certified in high pressure discipline.
Valid EPA-608 Universal Refrigeration Certificate is required.
Must be familiar with NFPA-70E and Arc Flash
Ability to handle multiple projects and make decisions.
Proficient computer and e-mail skills, office productivity suite for e-mail, word and spreadsheets.
Holds any necessary/required licenses.
Must have the ability to complete required safety classes that pertain to specific job duties.
May perform other duties as assigned
