Responsibilities
Responsibilities:
• Manage & maintain all retail store locations within a geographical area. Responsible for all day-to-day facility operations including but not limited to: janitorial, maintenance and repair, HVAC maintenance, pest control. Specify, negotiate, evaluate and manage various vendors and service providers’ agreements and work performance to meet customers and company needs. Maintain and manage strong vendor relationships.
• Interact with a national facilities help desk and manage work tickets that have been called in from retail locations. Manage both preventative and demand work orders within assigned priorities. Communicate status of work orders and repairs to retail store management.
• Conduct regular, quarterly site visits to each retail location within the region to evaluate store conditions, vendor performance, schedule necessary maintenance and coordinate projects and vendors.
• Administer and manage security systems for various locations and types.
• Specify, evaluate and procure office furnishings, products/services and equipment from outside vendors. This includes furniture, copiers, faxes, signage, coffee/water service, etc.
• Support Regional Facilities Manager in creating, evaluating and managing the Facilities/Real Estate expense budget. Provide a monthly review of actual expenses to budget, line by line review of departmental budget and make all necessary adjustments. Ensure vendors are under VZW standard contracts and are paid accurately and timely.
• Assist the Regional Facility Manager in support of retail projects (new construction/renovations/relocations). Duties may include, but are not limited to: managing and coordinating vendors, negotiating and implementing service contracts and coordinating with internal departments.
• Ensure that the Disaster Recovery program is in place for all retail locations and that all locations are prepared for potential disaster scenarios. Respond to emergency situations as needed.
• Devise new programs to continuously improve quality effectiveness and add value by seeking means to reduce annual facility costs.
• Other duties as assigned by the Regional Facility Manager
Qualifications
This position requires a balance of formal education and field experience as well as proven managerial ability. A bachelor’s or technical degree is desirable. Strong office and computer skills (Excel, MS Word required, MS Project preferred). Strong verbal and written communication skills in addition to a pleasant/professional demeanor are essential. Must possess the ability to plan, organize and implement activities; balance multiple priorities to meet a demanding workload with strict deadlines while providing excellent service to the customer. Skill and knowledge should be acquired through 5-8 years of experience.
