Global Real Estate Design: Workplace Engagement Manager

Summary:  The role will define, develop, and lead strategic initiatives in the area of Workplace Design and Space utilization across the domestic portfolio to include Strategy accountability for all work environments including administration, call centers, garage work centers and technical spaces. The role is responsible for aligning the use of the workplace with the Company’s strategic and business objectives and will provide leadership to direct and indirect reports, and business partners.  The candidate will lead cross functional teams performing a key role in project planning, budgeting, and identification of resources.  Scope includes development and deployment of transformational workplace design to drive efficient and engagement of employees in the workplace. In line with creating proper workplace engagement settings and leveraging new technology and new concepts, will be the development of cost reduction strategies that will result in year-over-year run rate savings; and overall asset optimization and quality improvements. 

Success will require the candidate to partner with, strongly influence, and drive actions across a variety of stakeholder groups.  Candidate must be financially astute and quantitatively capable with a demonstrated mastery of design and construction related decision-making concepts and techniques.  Strong influence, communication, and presentation skills are critical.    

 Position Responsibilities

 Design and Construction Strategy

  • Develop the internal and external design support team strategy to address the changing workforce demographics and business needs to improve collaboration, innovation, and productivity
  • Provides management oversight of long term planning relating to capital renewal and renovation programs
  • Responsible for establishing project design methodologies
  • Develop and implement a change management strategy that supports the Workplace Standards
  • Prepare and deliver presentations to all levels of management on best way to renovate, reuse and manage existing and/or new space

 Workplace Standards

  • Develop and maintain Workplace Standards including the design criteria for Programming, Architectural Design, Space Utilization, Mobility, Furniture, Finishes, and Signage
  • Responsible to ensure that applicable design and construction projects adhere to Workplace Standards by reviewing the design documents at the appropriate milestones
  • Drive value engineering exercises to continuously improve Standards and decrease costs

 Budget

  • Allocate the appropriate internal resources to support 400+ projects with an estimated annual budget >$300M
  • Responsible for project accounting functions including managing materials and furniture budget, tracking project cost  and minimizing exposure and risk in the project
  • Maintain strict adherence to the budgetary guidelines, quality, and corporate building and space standards

 Planning, Design, and Operations

  • Establish project plans and oversee the planning and design phase of construction projects from start to finish ensuring activities move according to predetermined schedule
  • Devise the project space plans and design details and make revisions as and when need arises
  • Coordinate the efforts of all parties involved  which includes architects, consultants, contractors, sub-contractors, laborers, and vendors
  • Responsible to ensure project documents are complete and accurate and meet D&C objectives including space efficiency, level of quality, and cost
  • Interface with the client and external design team to address all design related issues
  • Establish the architectural and engineering Statements of Work for Master Service Agreements with vendors
  • Establish design related requirements for completed projects to document the project history and create a database for design related information
  • Participate in procurement process including vendor contractor negotiations for design materials, finishes, etc.

Ensure compliance with applicable policies, regulations and laws including regulatory and policy developments affecting areas of responsibility

Qualifications

Requirements

  • Bachelors' degree in a Design, Construction, Architecture or related discipline
  • Minimum 10 years of progressive experience in corporate real estate, project management, and/or design and construction
  • Demonstrated knowledge of facilities design and construction practices
  • Experience with budgeting, strategic planning, and project management
  • Strong project management skills and an ability to oversee multiple projects simultaneously
  • Travel up to 25%

  • Advanced degree
  • Licensed Architect
  • LEED accreditation
