Mortgage Loan Processors provide "Simply the Best" customer service at all times. Responsibilities include providing basic support for multiple internal customers such as Mortgage Loan Officers, Mortgage Loan Processors, Underwriters and Mortgage Loan Closers. This position:

* Requires the ability to work in a fast paced environment, multi-tasking with processor functions for all home lending products.
* Assists with incoming files to Corporate Underwriting for review, assignment, follow up conditions, subordinations.
* Prepare Daily Reports - loans received, loans remaining for department, loans remaining for underwriter, and post- closing report.
* Daily Loan Assignment - includes receipt of all loan files from branches, logging receipt in UNIFI, assigning to underwriters.
* HMG Corporate Underwriting Mailbox - retrieval of all PTCs for outstanding file conditions. The conditions are all electronically delivered to this mailbox, delivered to the underwriters and updated in UNIFI.
* Prepare subordination package for review, enter into SADS database and subordination preparation including final delivery of subordination.
* Denial/HMDA files - responsible for all files in corporate underwriting are reviewed and all decision timing is completed within regulatory requirements, including all HMDA information.
* HUD Binders - track all case binders for completion for final insurability.
Additional responsibilities - LAPP (VA Appraisals), 4506 Transcript Requests, Field Reviews.

Basic Qualifications:
* High school diploma or equivalent
* Minimum of 1 year of prior conventional and government loan processing experience including review of income documentation, appraisal documentation and applicable forms/documents required by different agencies.

* Excellent organizational skills
* Must be able to work in a high volume environment with minimal supervision while maintain all production service levels
* Strong analytical skills with attention to detail
* Must be customer service oriented with the ability to work in a multi task environment while maintaining a high-level of flexibility
* Basic knowledge of first and second (subordinate) lending; credit, collateral, assets.
* Ability to work in a fast paced environment, multi-tasking with processor functions for all home lending products.

Based on experience this position may be filled at a senior level.
Work Environment: The environment is business casual and they wear jeans on Fridays. Each group operates as a team so being able to work well with the rest of the processors is a must. Everyone they look for has a positive attitude and is eager to learn and work hard.

They need to be competitive and want to exceed expectations and numbers, not just be middle of the road.
Qualifications: MUSTS:
-AT LEAST 3 years of solid and recent experience (since 2012 due to Dodd Frank regulations) with FHA and VA and FNMA and FHLMC- preferably as a processor
-Ability to calculate income accurately
-Ability to analyze tax returns accurately
-Ability to handle multiple priorities: 2-3 loan officers OR 1 high volume producer
-Has managed AT LEAST 50 pipelines per month closing at least 20
-Has excellent professionalism and communication (EX: speaking with title companies, realtors, L.O.s in other offices, internal employees, etc.)

-All 3 years as a processor
-Over 20 loans closed per month
-USDA loans
-Construction loans
Performance Expectations: Training:
The training is on job, meaning they are partnered with a current processor as a mentor-ship with a probationary period of 90 days. During this time they will be expected to complete a workbook the is paired with online courses.
By the 3rd month or the 90th day, they are expected to be at the minimum of 19 loans closed per month. 80% of people are at the 19 minimum by 90 days. There is not a strict penalty if someone misses goals, but more hands on coaching.
Interview Information: They will interview with ____, They will last 30-40 minutes in length. They will be looking for people who have managed 50+ pipelines per month, have EXCELLENT customer service, professional in appearance and communication, ability to prioritize between several loan officers or loan files, knowledge of FHA/VA/FNMA/FHLMC (all), ability to calculate income accurately, and analyzing tax returns.

Confidence and competitiveness are both very important. Their loan officers can be pushy and they need to be able to manage their desk like their own business and prioritize accordingly.

They may be asked the question "rate yourself 1-10 in competitiveness". They need to say 8 or higher!!
Additional Compensation: To be above minimum and be eligible for incentives/ bonus, they must be at 20 closed or more per month. 20 closed means they are ready to be sent to the closing table.
Incentives are offered after working for 30 days and are distributed monthly and quarterly as goals are hit. There is also a team bonus component if the whole mortgage group hits their goal.
