SHIFT: 8HOUR, Varied EMPLOYMENT TYPE: Seasonal/Casual/OnCall/Supplemental HRS PER PAY PERIOD: .001 JOB ID: 1500010487
The person in this position is expected to know and support the mission and values of Dominican Oaks and to apply the Dominican Oaks philosophy while performing daily job tasks. this person completes maintenance and repair of equipment, tools, machinery and buildings by performing the following duties
Preventive Maintenance
Checks systems (i.e. battery charge, water heaters, pumps, furnaces, fire alarm panel) in electrical and mechanical rooms.
Completes walk thru of the facility to check for burned out lights, uncomfortable room
temperatures, exit doors blocked, cluttered passages, unpleasant odors, water leaks, other building damage.
Regularly monitors heating and air conditioning units for unusual noises, and completes maintenance log on same.
Regularly checks water conditioner for salt level.
Cleans and replaces dryer duct hoses.
Cleans water inlet filters, checks hoses for leaks, replaces washers.
Replaces filters on air conditioning units.
Lubricates door mechanisms throughout the facility.
Checks window screens and screen doors and replaces as needed.
Cleans out gutters and downspouts and makes repairs as needed.
Works with contractors to complete required work.
Security & Safety
Monitors fire extinguishers to be sure all are fully charged.
Checks all fires doors to be sure they close properly.
Vacuums lint from ducts and surrounding areas in laundry areas.
Performs smoke detector tests on elevators in sequence.
Performs lowering test on elevators in sequence.
Drains and refills fire sprinkler system.
Performs weekly fire pump run tests.
Locks, unlocks, arms and disarms exit doors throughout the facility.
Regular Maintenance
Sets up room for various functions.
Paints and cleans apartments for new move-ins.
Keeps tools and equipment in working order and appropriate storage area.
Inspects flues.
Cleans vents throughout the facility.
Lubricates pumps, mailbox locks, and blower motors on air conditioning units.
Runs fire system water pump engine for 20-30 minutes.
Maintains water level in fountain and cleans spray head.
Vacuums and blows out debris from refrigerator and ice units in serving area.
Empties grease traps as scheduled.
Schedules professional cleaning of burners and ports on heating units.
Replaces air conditioner filters.
Drains water in water heaters till clear.
Picks up and empties all resident trash and recycling as well as trash in common areas.
Assists with grease trap schedule as requested or directed.
Other
Sets up common areas as requested.
Communicates with lead and supervisor regarding prioritizing and completing work orders.
Responds to resident requests for service.
Addresses emergency requests in a timely fashion.
Relieves receptionist if necessary for breaks and meals.
Responds to all emergency situations.
Participates in all training programs and completes all required documentation.
Performs general cleaning of common areas which includes carpet cleaning, vacuuming, dusting, polishing, sweeping, mopping and stocking supplies.
Completes other related tasks as assigned.
EDUCATION and/or EXPERIENCE
Associate's degree (A. A.) or equivalent from two-year college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
