Action Property Management, a premier management company, is seeking a part-time, Maintenance Technician for our luxury community, Trilogy at Rio Vista.

Compensation: $14.80

Job Summary:

Responsible for the repair and maintenance of all common areas that are not outsourced to a vendor or service provider. The Maintenance Technician shall follow the direction of the Chief Building Engineer and/or Management in the Chief Engineer's absence.

The Maintenance Technician performs semi-skilled work in the care, maintenance and cleaning of the Associations common areas.

Essential Duties & Responsibilities: (Including, but not limited to the following)

1. Perform minor common area electrical maintenance and/or repairs.

2. Perform minor common area plumbing maintenance and/or repairs.

3. Perform minor common area carpentry work. Maintain proper levels of supplies for repair activities.

4. Interacts with external contractors in the commissioning and debugging of building systems.

5. Responds to and assists with emergency maintenance situations. Helps the Chief Engineer ensure that all fire and life safety systems are working properly.

6. Modify and optimizes building control systems as necessary.

7. Respond to inquiries and investigate and resolve problems related to homeowner complaints.

8. Maintain common area building lighting by replacing bulbs and ballasts.

9. Conduct routine property inspections. Completes associated reports and documentation.

10. Complete work orders. If the request cannot be completed for any reason, communicates this information so that it can be updated in the RUN system and followed-up on.

Education and/ or Experience: Associates' degree or equivalent in Engineering and/or Mechanical Engineering is desired. Equivalent means verifiable satisfactory work experience as an maintenance technician.

Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ration, and percentage.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills: Personal computer understanding, including knowledge of Microsoft Outlook, Word, Excel.
