The role of the Manager, Facilities and Maintenance will be to provide strategic, tactical, and operational support and to coordinate long term enterprise solutions across all DaVita Rx sites while ensuring corporate and regulatory compliance. Duties will encompass but are not limited to; daily site specific facility needs, enhancing overall security, facilitate building and grounds maintenance, promote Teammate safety and occupational health, efficient space planning and allocation, driving infrastructure repairs and improvements, managing vending/cleaning, waste disposal/recycling, and general contract management.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties and responsibilities generally reflect the expectations of this position but are not intended to be all inclusive.

The Manager, Facilities and Maintenance will be the central point of contact for all DaVita Rx sites which include 2 sites in San Bruno, CA, a site in Chandler, AZ, a site in Coppell, TX, and a site in Orlando, FL, in addition to but not limited to; directing or coordinating our enterprise space planning strategy and site facility's needs (security, building and grounds maintenance, safety, occupational health, waste disposal, recycling, infrastructure, vending, cleaning, contract management, etc.

Principal Duties and Responsibilities:

Develops and manages the facility operations and maintenance budgets. Provides weekly, monthly and quarterly reports on progress to budget. Manages budget variances and develops action plans to ensure plan attainment. Implements and manages the Environmental, Health and safety programs for all DRx sites. Ensures adherence to safety policy and procedures, environmental compliance requirements. Ensures work is performed in a safe and efficient manner by providing information, tools, and direction. Promotes a productive and safe work environment. Implement quality/safety initiates at location. Leads the project to a zero incident culture. Will conduct periodic EHS audits for all DRx sites Point person for Facility Maintenance reliability issues for all locations. Ensures equipment availability and reliability meets customer data center, production, and operation requirements. Implements "green" best practices including following LEED and/or EnergyStar guidelines for energy management, responsible procurement, indoor air quality, and water conservation. Responsible for the management and supervision of the facilities maintenance and architectural general maintenance work force. Manages the annual PM work plan, monthly work planning, and weekly scheduling process. Responsible for making individual job assignments and tracking progress Implements the continuous improvement process and drives cost savings initiatives and overall quality improvement. Champions proactive maintenance and continuous improvement. Enforces environmental regulations and ensures compliance. Verifies qualifications of hourly personnel and recommends training as necessary. Promotes workforce career development and education. Provides performance evaluations for all site specific facility coordinators/supervisors Provides regular facilities reports to the VP Pharmacy OPS and presentations related to facility management activities. Ensures equipment and material purchases follow account procurement policies Establishes standardized operating procedures to perform maintenance and support processes. Actively respond to teammate complaints and develop action plan solutions. Acts as a general contractor responsible for the sub-contracted work under the service agreement. Coordinate long term enterprise solutions across 5 current and future DaVita Rx sites while ensuring corporate and regulatory compliance Develop Enterprise wide strategies in security, safety, OSHA, facility maintenance PM's, HVAC, occupational health Develop best practices for power distribution Be able to build strong teams to run day to day facility operations at the local DRx sites Be able to articulate a vision/strategy at the corporate level Be accountable for developing a business continuity/Disaster recovery plan in the event of a natural disaster or any other event that rendered a site partially or fully inoperable Create an evacuation and a severe weather shelter plan for all DRx sites and ensure all TM's have read and signed off on the plan. Execute yearly fire drills and classroom severe weather education for all sites Experience leading multiple sites or campuses Ability to travel approximately 30% of the time spend in this role to all 5 sites located in CA,AZ,TX,FL. Potential to travel up to 50% in the first 6 months Ability to be strategic and develop space plans in our current and any future DRx sites Ability to manage vendors and source out the best and most cost effective solution for the facility needs of the enterprise Ability to create and manage current and future RFP's (request for proposal) Ability to source and manage all of DRx current and future contractors

The shining star in this role should have:

Bachelor's degree in Mechanical/Electrical Engineering or ten (10) years of equivalent experience in Operations, Engineering or Facilities Minimum of three (3) years experience in facilities management with previous experience operating multiple facility campuses/sites required Minimum 7-10 years of relevant day-to-day management operations experience Experience in space planning strategy and site facility's needs (security, building and grounds maintenance, safety, occupational health, waste disposal, recycling, infrastructure, vending, cleaning, contract management Excellent computer skills in MS Excel; Intermediate computer skills and proficiency in MS Word, Access, and Outlook required; basic proficiency in PowerPoint required First aide and AED certified preferred OSHA/EPA/Hazmat/Municipal, State and Federal building code knowledge Strong project management experience and skills preferred
