Position Summary

Home base location - Ideally this candidate will sit in New York, Texas (Austin/Dallas) or North Carolina (Raleigh). We would be willing to consider the right candidate based out of any TWC geography.

The Sales Director for Residential Business Development will lead a geographically-dispersed team of Business Development Sales Managers and Business Development Specialists, responsible for delivering growth across Time Warner Cable’s core products and services.

The primary function of this position is to oversee new business development for sales, new customer and revenue growth in the Single Family Unit (SFU) and Multiple Dwelling Unit (MDU) New Build segments. This will include direct and indirect responsibility for negotiating contracts and agreements with developers, property owners, builders and Lease Agents, Apartment Managers and Real-Estate Agencies that may have regional impact on business objectives.

The Director will collaborate with engineering design, construction, technical operations, legal, dispatch and residential sales teams; assisting in organizational planning, execution and oversight of end-to-end processes across the organization with respect to New Build SFU and MDU projects. The Director will work with the Vice-President, MDU Sales on other projects as assigned and will also collaborate with TWC Marketing, Sales, and Retention organizations to ensure that the company’s strategy and approved growth tactics are being carried out and performance managed.

Job Duties

- Develop relationships, with property management companies, real estate developers, builders, and realtors that may have national or local impact to ensure exclusive or primary provider positioning of Time Warner Cable’s products and services in residential new build developments and MDU properties, in order to drive incremental new customer and revenue growth. Collect and respond to competitive intelligence/threats.
- Lead and motivate a skilled team of Business Development Managers and Specialists, responsible for developing relationships and contracting with the housing development professionals in all the communities that we serve, while increasing customer/product penetrations and unit and revenue growth.
- Develop and implement “best practices” in order to achieve and or surpass product and new customer relationship and revenue growth goals.
- Serve as area point of contact to help coordinate implementation of national contracts across the region.
- Build strong working relationships across organizational boundaries (e.g., marketing, finance, operations and construction) to ensure effective activities with regard to New Build properties.
- Work closely with the Sales leaders in the development and implementation of overall new build strategy and necessary policies, processes and tracking mechanisms to ensure success for the division.
- Cultivate existing relationships and create additional partnerships with entities responsible for the development and sales of new residential properties to ensure TWC products/services are sold to new residents.
- Coordinate the development and implementation of products and services offered to new build locations and MDU properties. Specifically this may include pricing, packaging and other professional services.
- Identify opportunities to expand Revenue and Property/Unit/Customer Growth and develop and implement action plans to achieve expanded goals.
- Develop competitive strategies to prevent defections/loss of properties and customers to competition. Identify properties that TWC may convert from competitors.
- Identify new technology needs (WiFi, IPTV, etc.) and collaborate across departments to create plan to maintain Time Warner Cable’s stature in the market as leader in technology.
- Achieve budgetary growth and expense goals. Work with Sr. Management team to budget and re-forecast expense revenue capital and growth activity.
- Work with Marketing and Sales team to analyze market trends and conditions and their impact on regional competitive risks and growth opportunities.

Preferred Qualifications

- Bachelor’s Degree in Marketing, Business or other related field. MBA Preferred.
- 10+ years of progressive sales and/or marketing experience, preferably within a multiple system organization.
- In-depth experience and understanding of New Build, MDU, SFU and Bulk Residential segments, with proven ability to build and manage strong partnerships with property management companies, developers and realtors.
- Demonstrated history of sales leadership positions in high-volume, fast-paced environments requiring teamwork, flexibility, and change management across multiple channels that resulted in driving high volume new customer, unit and revenue growth.
- Strong leadership and change management skills with proven success in building and leading team-driven, results-oriented culture. Must be an experienced, pro-active leader that displays strategic vision and the ability to develop and rapidly implement new tactics to drive results.
- Successful demonstration of strategic communications and planning skills.
- Proven track record in budgeting and resource management. Strong organization development and business skills.
- Strong verbal, written and interpersonal communications skills.
- Ability to organize, prioritize, make decisions and work efficiently and effectively under deadline.
- Strong financial/analytical skills are needed, as is experience developing and presenting business plans.
- Strong computer skills including Microsoft Office, SalesForce or similar sales contact software, order entry and billing systems, etc.

Travel Requirements

- Ability to travel up to 50%+

Management Responsibilities

Direct management responsibility for 6-8 geographically dispersed Business Development Managers and an Analytics Manager. Indirect management responsibility for 3 Analysts and 40 Business Development Specialists.
