Work in conjunction with Sr. Vice President, Real Estate & Development to develop and entitle new locations. Create and manage future growth strategies for all current and new Giant Eagle retail formats. Work in concert with the Predevelopment team, Store Planning, Design and Construction to maximize returns on all corporate development projects. Lead Giant Eagle's overall acquisition efforts as needed. Work with Sr. Vice President on management of our strategic Government Leadership and Corporate Sustainability programs . These efforts include a comprehensive approach to seeking government assistance and subsidies for all capital projects. Oversee the Lease Administration & Accounting departments within the real estate group.

Requirements

  • Manage real estate leasing, development and site selection activities for new projects in all current and new retail formats (Giant Eagle, Market District, GetGo, Market District Express, GetGo Café + Market). Lead a team of predevelopment and real estate managers to select, negotiate, design and permit new locations to meet Giant Eagle's growth goals.
  • Manage, budget and administer Giant Eagle's entire 400+ store retail and warehouse portfolio. Strategize and negotiate all lease renewals for the real estate portfolio. Designed a proactive approach to strategically identify and select ideal locations to negotiate early lease renewal terms.
  • Involvement in Giant Eagle's overall business acquisitions efforts. Active involvement with negotiations to acquire businesses that will help Giant Eagle meet or exceed our store sales growth goals.
  • Active involvement in our new strategic Government Leadership program. Activities including lobbying, policy / legislation research and management, specific project grants and incentive work and the pursuit of long-term high level government initiatives that advance the interests of Giant Eagle.
  • Active involvement with new Sustainability team related to Giant Eagle's overall company desire to invest in high ROI projects that lower the total cost of ownership / operation. Developing new investment ideas and seeking CapEx to execute approved projects.
  • Oversee the Lease Administration & Accounting departments within the real estate group. Direct policies and procedures related to CAM reconciliations, real estate tax payments and occupancy cost reviews. Help team resolve CAM disputes with 3rd parties.
  • Hiring and training a diverse team of talented business people to drive results in all functional areas of the real estate department.
  • Leadership role in creating and implementing our CNG strategy, partnership analysis, legal research, negotiations and legal documentation for public and private CNG development.
  • Manage team to ensure our lease rights are being protected and administrated correctly. Direct involvement with the asset management team for new stores, acquisitions and strategic lease renewal projects. Must create effective relationships with new and existing landlords.
  • Leadership in developing Giant Eagle's CapEx strategy and planning for capital investments for the existing real estate portfolio and new growth opportunities. Create, manage and present capital funding requests to Senior Executive Expenditure Review Committee as required.
  • Prepare proformas, analyze the financial viability of potential projects, present new locations to Giant Eagle's Executive Real Estate Committee for final approval.
  • Coordinate and manage the development process between Giant Eagle's internal teams and with Echo with emphasis on decreasing development time and overall project costs for new stores and remodels.
  • Investigate current markets, new markets for growth opportunities and acquisition targets. Vet acquisition candidates for grocery and c-store / fuel opportunities when placed on market. Study competitive activity in current and new markets to spot trends, analyze site selection criteria and methods. Keep abreast of competitor activities in our markets.
  • Major budgetary and financial responsibility for a group function. Amount of Budgetary Responsibility: $5mm +
  • Responsible for direct and indirect supervision of team members in one or more departments.
