JOB TITLE: Property Manager (Bench)
REPORTS TO: District Manager
LOCATION: Store Specific

Simply Self Storage is currently seeking a Bench Property Manager that is energetic, detail-oriented, strong analytical skills and has the desire to take full ownership of their store. In this role, you will be responsible for, but not limited to the following:
  • Demonstrates a complete understanding of customer needs and expectations and provides the “Ultimate Customer Service Experience” at all times.
  • Show and rent spaces while meeting or exceeding Company goals.
  • Sell locks and other merchandise while meeting or exceeding Company goals.
  • Properly execute insurance offerings while meeting or exceeding Company goals.
  • Answer telephone inquiries and provide assistance to tenants as well as follow-up on all leads and reservations to increase customer base.
  • Responsible for responding to all current and prospective customers needs.
  • Participates in grassroots marketing events, organizations and networking to promote our facilities in the local community.
  • Open and close the office each day per Company policy.
  • Perform property walk-thru each day in accordance with Company policy and procedure.
  • Control delinquencies through phone contact and letters on a scheduled basis.
  • File reports and leases of both current and vacated tenants upon approval of District Manager.
  • Accurately handling cash and balancing receipts.
  • Maintain manuals and operations logs.
  • Collects payments, balances bank deposits and deliver the bank deposits to the local bank on a daily basis.
  • Assists with merchandise restocking and ordering.
  • Mail late notices and is responsible for entering notes on all correspondence to the customers in the Company's software program.
  • Follows daily procedures and familiar with all aspects of the store audit program.
  • Performs all functions within the Company's software program regarding leasing of units and customer account maintenance.
  • Follows up on all internal and external property maintenance issues ensuring curb appeal and property integrity.
  • Acknowledges and understands the chain of command to ensure appropriate escalation of any issues.
  • Travel between properties to maintain work standards; floating between properties as needed.
  • Perform cleaning duties on a daily basis such as: sweeping, mopping, dusting, emptying trash, cleaning bathrooms, cleaning hallways and units as they are vacated as well as spending part of your day working outdoors.
  • Responsible for accurate follow through on the state mandated lien process and ensuring that all legal standards are adhered to prior to auction.
  • Proficiency in the Microsoft Office applications (Word, Excel and Outlook) and other management software programs.
JOB REQUIREMENTS
  • A valid and current Driver's License is required.
  • Must be at least 18 years of age.
  • Must be able to work weekends and holidays.
  • Must have own reliable transportation.
  • Must be able to lift and/or move up to 35 lbs.
EDUCATION and/or WORK EXPERIENCE:

A High School Diploma or General Education Degree (GED), and at least one year of related storage experience and/or training in direct sales, retail and/or customer service is required.
