Job Description:


This person will be responsible for achieving cost reductions in the total cost of goods and services, increasing vendor compliance, ensuring compliant bidders are utilized, oversee medium to large construction projects bidding, and will have responsibility for improving quality and vendor service levels.  This position will report directly to the Director of Facilities Procurement and is closely aligned with the senior level stakeholders at Brookdale, supporting their strategies and processes while maximizing Brookdale’s buying potential and savings opportunities. Strong customer service skills and thorough knowledge of Microsoft Excel, Word, and PowerPoint are required.

Key responsibilities include:



* Utilize strategic sourcing processes to ensure that contracts are put in place that meet the needs of our communities, while providing synergy in process and savings.


* Negotiate and implement local, regional, and national agreements to support the savings and service goals of the procurement team.


* Drive contract and vendor compliance to the new and existing national agreements.


* Monthly reporting and analysis.


* Track contract expiration and renewal.


* Provide oversight and assistance to project teams for cost analysis, forecasting, and cost negotiations.


* Solicit subcontractor and/or supplier information & pricing as needed to establish community rates and capital purchases.


* Review general conditions, schedules, scopes of work, and other exhibits as prepared by contractors to ensure pricing fairness and competitiveness.


* Coordinates with national vendors to determine optimal ship points based on freight costs and usage forecast.


* Attend monthly and quarterly Divisional meetings/calls.


* Included in the review process of design drawings as they progress for cost and provide value engineering options.


* Assist in developing prequalified bidders list, solicit bids and award contracts as required.


* Lead selected department sourcing initiatives.


* Be a point person for the selected division procurement needs.


* Resolves community complaints and solve on-going issues to help drive continuous improvement for the company.


* Supplier Relationship Management - business reviews.


* Annual Spend Analysis with savings target % or Spend management goal.


* Identifies and leads Strategic Sourcing RFP’s.


* Ensures successful implementation of strategic sourcing programs.

We seek the following principal qualifications:



* 5 to 10 years related experience and training or equivalent combination of education and experience.


* Bachelor's Degree (BA or BS) from four-year College or university. Preferred Construction Management and/or Supply Chain degree, an MBA is preferred.


* Exceptional problem solving, research, data analysis, and cost structure analysis skills.


* 3-5 years related construction project bidding and sourcing.


* Proven success sourcing facilities categories for a national, multi-location organization including: managing RFP's, vendor relationships, contract compliance, etc.


* Strong collaborative and communication skills, demonstrate ability to influence and partner with key internal and external stakeholders.


* Strong analytical background - proficient in Excel, Access, PowerPoint, Word.


* Project Management and procurement lifecycle management skills.


* Independent thinker, able to work in remote team atmosphere.


* Distinctive leadership - willing to make tough decisions, but well respected by internal and external stakeholders.


* Comfortable with conflict - willingness to challenge
