Position Summary:

Assist the Manager of Real Estate and the Real Estate Specialist to determine the feasibility of new store projects, expansions, relocations, and remodels. Role model and demonstrate the Company's core values of respect, honesty, integrity, diversity, inclusion, and safety of self and others.

Essential Job Functions:

  • Prepare and analyze the corporate financials for all major capital projects by collecting relevant data.
  • Coordinate and prepare major capital projects for corporate analysis and approval.
  • Track and report actual and potential competitive changes and the related impact on store sales to appropriate management personnel.
  • Contribute to the annual division budgeting and forecasting process; assist with project schedules, sales projections and capital appropriation process.
  • Analyze financial impact of relevant Real Estate deal structures and contract language.
  • Perform site analysis and market studies on new and existing store projects.
  • Prepare and submit new store, expansion, remodel, and fuel project papers.
  • Assist Manager with reports and presentations with a high degree of accuracy.
  • Work with Division Controller and Corporate Capital Management to assist in completing project budgets.
  • Manage competitive acquisition opportunities and leasehold expansions as they arise, with assistance of the Manager.
  • Maintain and foster relationships with division management to include facility engineering, accounting, corporate finance, corporate research, retail operations and other departments.
  • Handle Division and Corporate office and warehouse Real Estate issues, including but not limited to acquisitions, dispositions and leasing, in a geographic area.
  • Prepare various statistical reports and assist with delivering an annual Division Real Estate Strategic Business Plan
  • Must be able to perform the essential functions of this position with or without reasonable accommodation.

Minimum Position/Education Qualifications:

  • Bachelor's degree in Finance plus two years' experience in real estate; or equivalent combination of education and experience
  • Ability to interpret and understand lease and other legal documents
  • Strong financial & analytical skills
  • Strong communication skills
  • Strong analytical and problem solving skills
  • Strong computer skills
  • Ability to work under strict deadlines
  • Ability to travel independently

Desired Previous Job Experience/Qualifications:

  • Financial Analysis experience
