The Building Maintenance Worker, under general supervision from the Supervisor of Building Trades, performs a variety of skilled and semi-skilled tasks in the maintenance, alteration and repair of buildings and related facilities and equipment.

Specific responsibilities include but are not limited to:

40% Assists other trades people including but not limited to plumbers, painters, electricians, and carpenters with a wide variety of semi-skilled assignments and projects including but not limited to the following: construction of buildings, sheds, stairways, fences, partitions, cabinets (metal and wood), drip boxes, forms, building frames and shelves. Erecting walls, roofing, framing, scaffolding, netting for birds and concrete forms. Installing window frames, sashes, screens, doorframes, doors, screens, siding, floors, roofs, insulation and vinyl and ceramic tile, exterior finishes and trims. Digging trenches, running wiring, installing switches and breakers, pipes and conduit. Installing pipes, pumps, valves, controls and pump drains.

25% Assists stationary engineers in repairs to a variety of mechanical and electrical systems including but not limited to the following: opt centrifugal and reciprocating chiller systems and associated pumps, equipment, and fire safety systems, air compressors, heat exchangers, centrifugal and positive displacement pumps, meters, electrical and mechanical, electronic components, valves, piping, blowers, flow meters, gauges, oxygen acetylene and electrical welding equipment.

15% Repairs sidewalks and asphalt, doors, furniture, flooring, cabinets, window blinds, walls and other structural and non-structural components.

10% Replaces light bulbs in a variety of lighting units. Assists electricians in electrical maintenance and repairs.

5% Maintains tools, equipment and work and storage areas in clean, organized and operable condition. Maintains and organizes equipment and parts in drawers and shelves. Tracks and maintains work assignments via computer generated work orders.

5% Other duties as required.

MARGINAL FUNCTIONS

May be required to participate in emergency planning, assignments, drills, exercises and meetings. Able to effectively apply knowledge of safety and emergency preparedness.

KNOWLEDGE, SKILLS AND ABILITIES (from State Class Specifications)

Knowledge of: Common methods, practices, and materials used in maintenance and repair work of buildings and building facilities, various tools used in building maintenance and repair work and their proper employment and care.

Ability to: Complete a variety of semiskilled maintenance and repair tasks, follow directions, prepare reports of completed, read and write at a level appropriate to the classification.

ADDITIONAL KNOWLEDGE, SKILLS AND ABILITIES

Additional Knowledge: Knowledge of safety procedures and practices which include but are not limited to internal reporting of incidents, mitigating workplace hazards, proper lifting procedures, and applying safe work practices.

Additional Abilities: Skill in operation of hand and power tools commonly used in building construction and maintenance.

DESIRABLE CHARACTERISTICS

* Possess a valid California Drivers' License (Class C).

* Have a good driving record.

* Ability to operate a variety of motorized equipment/vehicles.

* Training, experience and/or certifications in crafts areas such as plumbing, carpentry, painting or engineering.

* Knowledge of Uniform Building Code, Uniform Plumbing Code, National Electrical Codes and/or Uniform Mechanical Code.

WORK ENVIRONMENT & PHYSICAL ABILITIES

* Employee can use various equipment including dollies, carts and motorized equipment to lift heavy items, and can ask for assistance with lifting if items are too heavy.

Work Environment

* Work involves exposure to dust, fumes, chemicals and/or loud noises.

* Work is performed out-of-doors involving exposure to wind, rain, extended sun and varying temperatures.

* Work environment involves some exposure to hazards or physical risks which require following basic safety precautions including wearing protective equipment such as goggles, masks, welding face shields and gloves.

* While performing the duties of this job, the employee is regularly required to stand, walk, and bend at the waist and kneel and is occasionally required to squat, climb, twist at the waist and neck.

* Work environment includes working at heights.

* Employee is provided a uniform, and must maintain and wear it in a neat and clean manner.

Physical Ability

* Work involves some physical activity and requires medium heavy level of lifting and pushing and pulling of machinery which is up to 75 lbs and frequent lifting of up to 50 lbs. Employee can use various equipment including dollies, carts and motorized equipment to lift heavy items and can ask for assistance with lifting if items are too heavy.

* Uses hand and power tools applicable to trade including but not limited to table saws, jack hammers, reciprocal saws, skill jaws, jig and band saws.

* Typical work activities involve frequent grasping of tools and objects, fine manipulation, pushing and pulling and reaching at below and above shoulder level.
