Job Description

Position Overview:

Siemens Real Estate (SRE) is responsible for the professional management of Siemens' real estate portfolio world wide. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings. With almost 2 billon US dollars of assets under management and 30 Million square feet (3 mil. Sq. meters), SRE in the Americas directs one of the largest self-managed real estate portfolios in the world.

In the United States Siemens Real Estate manages approximately 25 million square feet of space at about 550 locations. To effectively manage this large real estate portfolio, it has been divided into three "Asset Management Units" or AMUs: North East, South East, and Central and West. Each Asset Management Unit has Maintenance and Tenant Improvement project managers to execute projects in order to maintain and/or improve the real estate assets (buildings and properties) under management. The Central West has a portfolio of about 175 sites and 6 Million sq. ft. of space in its area.

This role is for an individual contributor for Central West AMU as a Maintenance and Tenant Improvement project manager to lead all aspects of semi-complex construction and/or maintenance projects, including defining schedules, managing budgets, mitigating risks, controlling scope and ultimately delivering on-time and within budget to the agreed to specifications.

Responsibilities:

- Responsible to perform maintenance and tenant improvement projects primarily within the Asset Management Unit's geography. Provide real estate solutions meeting customer requirements. He/She manages MTI projects from beginning to completion, utilizing SRE defined project management practices and tools, engaging with the SRE regional headquarters as is appropriate.

- Responsible to lead projects assigned by his/her AMU manager and leads select projects outside of his/her AMU assigned by the Head of Maintenance and Tenant Improvement as agreed to with the AMU management.

- Develops project plan and manages through to completion, including detailed budgets, timing and scope. As needed conducts budget reviews and cost analyses. Performs regular reporting and is ultimately responsible for the success of a project.

- Conduct project planning, execution and project controlling, Ensure handover of the projects to the customers.. Ensure finalization of projects within timeline, budget and quality targets, Report project activities.

- Leads maintenance projects within the AMU as assigned by AMU Management and guided by the Regional Headquarters.

- Perform Client Management within the AMU as needed for maintenance projects and improvements

- Responsible for Customer Satisfaction results of completed projects.

- May conduct vendor negotiation and selection, in conjunction with procurement, and performs overall management, if so then establishes contracts with vendors and defines work flows, jobs, and reporting relationships.

- Hires and manages design professional such as, architect, mechanical engineer, electrical engineer, and civil engineer as needed

- Supports the development of maintenance and CapEx strategy with the AMU

- Aligns processes for executing projects with the Siemens Real Estate Regional headquarters (head of MTI) and appropriately engages with the Regional HQ on complex projects

- Coordinates work with internal SRE partners to ensure proper execution of projects

Required Knowledge/Skills, Education, and Experience:

- BS in engineering, architecture and/or business with a Real Estate concentration or equivalent project management experience

- 8 plus years working experience with focus on Real Estate project

- Proficiency with: MS Office suite, including MS Project, reading blue prints, preparing Gant charts, assess risk and opportunities

- Excellent communication skills, social competency and strong written and verbal communication skills

- Ability to manage and direct several projects simultaneously of varying degrees of complexity

Preferred Knowledge/Skills, Education, and Experience Skills:

- Project Management Professional degree (PMP) preferred but not required

- Additional language skills preferred but not required (German, Spanish, French, and/or Portuguese)
