SCOPE: The Maintenance Specialist should bring to the position a general mechanical aptitude and a willingness to learn. Due to the very nature of the position, the Maintenance Specialist should be self-motivated and capable of performing a number of routine tasks with limited supervision.

The nature of the tasks will vary from season to season; therefore, the Maintenance Specialist must be flexible in his/her assignments, responsibilities and the type of work to be performed. The following outlines a wide range of routine and specific tasks relating to the care and maintenance of the assigned property(s).

RESPONSIBILITIES:

1. Daily hot tub and swimming pool inspection to insure correct water chemical balance, cleanliness and correct water temperature.

2. Perform repairs and maintenance tasks in condominium units as directed by the Director of Maintenance or General Manager.

3. Anticipate guest needs and respond promptly to all guest requests/complaints using the established company procedures. Follow-up on guest satisfaction for timeliness and quality.

4. Tasks associated with property cleanliness in all common areas to include trash removal, walkways and stairwell sweeping or any other cleaning task determined to be appropriate by management.

5. Perform minor carpentry, plumbing, appliance and electrical repairs as needed.

6. Snow and ice removal on all walkways and stairways as needed to insure a safe and injury free environment.

7. Respond to all fire alarm calls and follow established procedures. Systematically check, inspect, maintain and repair fire protection equipment.

8. The Maintenance Specialist, from time to time, may be instructed to provide guest assistance and services not normally associated with the Maintenance Department. Such services may include delivery of luggage, rollaway beds, baby cribs and highchairs, humidifiers, etc.

EDUCATION/EXPERIENCE:

1. High School diploma or equivalent (GED)

2. Maintenance experience

3. Experience in the hospitality industry will be considered a definite plus.

4. Applicants must be in excellent physical condition

5. Ability to use hand and power tools

KNOWLEDGE of: basic carpentry, plumbing, appliance and electrical repairs. Chemicals and the use of Material Safety Data Sheets (MSDS); OSHA standards, specifically Right-To-Know Standard and Hazard Communication Rule (HAZCOM); fire systems and emergency procedures; related safety record keeping and reporting requirements; reading and understanding project manuals; and commercial building practices and systems, HVAC, plumbing, and electrical systems.

Reach hands and arms in any direction Kneel and/or stoop repeatedly. identifying and correcting maintenance problems. Ability to be self-motivated, perform job without direction, and be organized.

PREREQUISITES: must possess a valid driver's license and good driving record; ability to exert physical effort in using all maintenance equipment and transporting of goods and to endure abundant physical movements in carrying out job duties in varying environmental conditions; ability to walk, stand and sit for long periods of time; ability to respond quickly to emergencies and follow established procedures.
