Reporting to the Vice President of Franchise Development and Real Estate, the Real Estate Manager is responsible for establishing and executing a real estate development expansion plan for an assigned corporate territory. Territory currently includes: Southern CA, Sacramento, Las Vegas, Oklahoma City, Atlanta, and Denver. Real Estate Manager also assists Del Taco franchisees in establishing a real estate development expansion plan within franchise territories.


Essential Job Functions

Principle responsibilities include, but are not limited to:
● Performing market research, both formal and informal, to define real estate development plans; coordinating with Vice President of Development to update and maintain market development plans
● Utilizing market development plans for short- and long-term forecasting: Being accountable for satisfaction of Del Taco development goals
● Negotiating business terms and conditions of non-binding contracts, understanding the economic implications of negotiated terms, and maintaining on-going communication with brokers and landlords to ensure that all contracts meet Del Taco's deal expectations
● Managing external broker relationships for all corporate markets; Coordinating franchisee-broker relationships when necessary
● Reporting updated pipelines to VP of Development and Senior Team
● Communicating with Development, Construction and Design, and Legal team members to ensure all projects are expedited and risks are minimized; controlling critical path of all transactions
● Coordinating monthly Real Estate Committee meetings; Assembling all information necessary for Real Estate Committee and presenting both corporate and franchise sites for approval
● Supervising, Inputting, and updating all real estate data in Del Taco's analytics software (Tetrad Sitewise) to enhance market analysis and subsequent real estate site selection. This includes interpreting and implementing MarketMaster in existing and new markets, completing site evaluation surveys, assessing site forecasting models, and presenting results to Real Estate Committee members for approval of proposed locations.
● Training and managing the Real Estate Representative(s)
● Representing Del Taco in industry settings, such as the local/regional/national ICSC events; and staying informed of real estate issues and developments within communities
