Position Summary

Manage all phases of corporate new project construction from due diligence to store opening with a major focus on the entitlement process. Provide support to the Franchise community on an as needed basis.

Essential Job Functions

● Perform preliminary feasibility studies and assist with cost estimates and timelines to accurately project new unit planning. Attend development meetings and ensure that all schedules are complete and as accurate as possible. Minimize project slippage; Ensure accurate budgets; Maintain cost history to validate estimates/projections.
● Coordinate with architect to attend planning commission if needed, city council and any required hearings to represent Del Taco's interest in new development projects. Check with local officials to verify support for Del Taco development. Maintain projected timeline. Adhere to corporate standards as closely as possible.
● Determine appropriate consultants for development projects throughout the region to ensure timely project completion while maintaining tight cost controls, to include soils engineer, surveyor, and environmental engineer if required. Maintain list of qualified consultants and performance/cost history.
● Provide on time construction starts by ensuring that all approvals, internal and external, are accurately projected and in hand prior to construction start. This includes all utility applications and sign or special use permits. Minimize change orders due to late approvals or permits. Maintain construction schedule by ensuring quick utility connections.
● Ensure in-house construction timeline and standards are met by performing the following: site inspections, change order management, timely draw processing, review and approve submittals, coordination with vendors including in house POS and ongoing communications with Operations and external resources (utilities, sign company, HME, Delphi, etc) Minimize change orders. Expedite/maintain schedule. Maintain quality, building integrity.
● Mentor and support the Construction Project Manager(s) to ensure that they follow best construction practices and that they are informed of any site-specific issues where the Construction Manager has processed the entitlement. Surface and develop new general contractors to ensure that all bids are competitive, while working with the current contractors to ensure that they are up to date with the latest plans and procedures. Smooth transfers of projects with no surprises e.g. change orders or delays.
● Maintain an educated and competitive contractor base to ensure every effort is made to adhere to budgets and timelines Close out projects within 90 days by ensuring that the punch list is complete, all warranty's in hand, all lien waivers in hand and final draw processed, C of O issued and 11 month warranty walk through scheduled. Protect Del Taco's interests in all new units. Meet lender requirements.
