Essential Duties:
o Complete standard projects such as painting, caulking and preventative maintenance required to keep the property and the rooms in clean and safe condition
o Complete small projects as needed to get units ready for occupancy
o Fulfill guest repair requests (plumbing, electrical, drywall, lock changes, etc.)
o Insure maintenance work is completed as per company guidelines on a timely manner and as per instructed by Property Manager
o Perform duties with minimal disruption to customers and daily building operations
o Maintain an organized inventory
o Keep storage areas and carts well-stocked, clean, and tidy.
o Dust and polish furniture and equipment.
o Clean carpets and upholstered furniture using vacuum cleaners and shampooers.
o Replace light fixtures, clean light fixtures, replace cabinet doors, and perform common maintenance items need in studios / public spaces.
o Remove / replace caulking, replace furniture, replace appliances, fix / replace sink or tub drains and any other minor maintenance as directed by the Property Manager

Examples of the projects expected to be performed by a Property Attendant:
o Remove and replace caulking around windows, tubs, sinks, A/C units and showers
o Remove / replace light fixtures
o Remove , replace, repair bed frames, chairs, tables and other furniture
o Paint, clean, patch walls in rooms and public areas
o Remove/ replace tub/sink drains
o Remove / replace toilets
o Shampoo carpets and chairs with on-site shampoo machine
o Replace cabinet doors
o Learn to troubleshoot, repair, replace door locks
o Paint doors and frames

Job Requirements:
o Two or more years of experience in apartment or building maintenance
o A high school diploma or equivalent
o Ability to communicate efficiently and effectively with internal and external contacts
o Ability to multi-task and excellent organizational skills
o Ability to pass a drug/criminal and/or credit background check
