PRIMARY OBJECTIVE

Responsible for day to day maintenance and upkeep of property facilities and common areas including light plumbing, light electrical, light mechanical, and light janitorial upkeep of common areas.

ESSENTIAL RESPONSIBILITIES

Essential responsibilities include the following. Other duties may be assigned.

Must be proficient -- as validated by Senior Manager of Facilities & Equipment - in one (1) or more of the following trades:

* Electrical Maintenance (validated skills) in installation, maintaining of electrical and electronic equipment. Troubleshooting of mechanical, electrical devices and equipment.

* Knowledge and understanding of National Electrical Code.)

* Mechanical abilities, lifting, bending, twisting, following directions.

* Direct and train workers to install, maintain, or repair electrical wiring, equipment and fixtures

* Perform business management duties such as maintaining records and files, preparing reports and ordering supplies and equipment.

* Perform physically demanding tasks, such as digging trenches to lay conduit and moving heavy objects.

* Provide preliminary sketches and cost estimate for materials and services.

* Use a variety of tools and equipment such as power construction equipment, measuring devices, power tools and testing equipment including oscilloscopes, ammeters.

* Work from ladders, scaffolds, and roofs to install, maintain or repair electrical wiring, equipment and fixtures.

* Knowledge of circuit boards, processors, chips, electronic equipment, computer hardware and software, including applications and programming.

* Machinist (proficient validation of skill set in the Lathe and Mill Equipment set-up and operation, Layout and design of jigs and fixtures, welding abilities, use of measuring tools such as calipers and micrometer, metal working skills).

* Plumbing ( skill sets in the installation of supply and waste water lines, repairs to sinks, water faucets and valves, pump replacement).

* Waste Water Treatment Maintenance(skills in the operation and maintenance waste water equipment, pumps mechanical drives and chains, metering and water monitoring equipment, air compressors, tanks, agitator mixing, chemical dispensing, test procedures and reporting).

* Welding (gas brazing, mig, tig, stick welding, gas cutting).

* Mechanical Maintenance(repair and replacement of chains, belts, conveyors. gear drives, sprockets, bearings, shafts, installation of equipment, rigging, leveling, motor/ drive replacement and maintenance).

* Ammonia Refrigeration (trained in the operation of ammonia compressor/engine room, condenser and evaporator maintenance, ammonia safety, proper mechanical and electrical skills to facilitate the operation of ammonia refrigeration systems).

* Fork Lift Maintenance (experience and training in the repair and maintenance of battery operated forklift and high-lift equipment. Battery and charger maintenance.

SUPERVISORY RESPONSIBILITIES

There are no supervisory responsibilities.

EDUCATION AND/OR EXPERIENCE

High school diploma or general education degree. One to three years related experience or training; or equivalent combination of education and experience.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

LANGUAGE SKILLS

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

REASONING ABILITY

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid Driver's License.

FUNCTIONAL REQUIREMENTS

While performing the duties of this job, the employee is regularly required to use the hands to handle, finger or feel objects, tools or controls, and to talk or hear. The employee is frequently required to sit and reach with hands and arms. The employee is occasionally required to stand, walk, and stoop, kneel, or crouch. The employee must occasionally lift and/or move up to 30 pounds. Specific vision abilities required by this job include close vision, depth perception, and ability to adjust focus.

WORKING CONDITIONS

Work is performed in a manufacturing environment where there is frequent exposure to a variety of temperatures, including, but not limited to, exposure to temperatures ranging from below freezing (-15 degrees) to above freezing (38 degrees) to outside temperatures, and will be exposed to temperature changes when leaving these areas. Work may be performed wearing proper protective equipment to handle cold or frozen products. Noise level is moderate, consistent with a manufacturing environment, and does include regular exposure to noise from automated manufacturing equipment, as well as noise of electric power jacks and power equipment.
