Job Summary: To function within the Kirkwood Mountain Resort Maintenance Department. Ability to make competent decisions while thinking of the customers and resorts interest at all times. Using skill-based knowledge to perform assigned tasks in a professional manner at all times with a constant focus on efficiency, productivity and quality of work. This position deals with many different departments and areas of the resort, therefore people skills are essential and communication is a needed. The ability to plan ahead for tasks, good administration skills, and completing all tasks on time is a must.

Additional responsibilities include (but are not limited to):

  • Assure that the integrity of the resorts assets is maintained.
  • Work with other departments and area managers as required pertaining to asset upkeep.
  • Assure all work performed conforms to all applicable state and local codes.
  • Implement and supervise preventative maintenance programs.
  • Provide training to maintenance staff when required in job specific tasks.
  • Coordinate projects with sub-contractors when required.
  • Order and maintain required parts for stock for critical equipment and repairs.
  • Follow all safety procedures and alert supervisor to any unsafe conditions that may exist.
  • Posses your own hand tools and keeps them in a safe functional manner at all times.
  • Ensure a clear understanding of the requested tasks and ask for clarification when needed.
  • Comprehend and adhere to company policies and procedures.
  • Report any potentially harmful equipment or situations, safety-related accidents and incidents at once to immediate supervisor.
  • Respond to work orders with a sense of urgency
  • Communicates both verbally and in writing to appropriate team players regarding work order status
  • Maintain a safe and clean work area by following company safety policies and procedures.
  • Contributes to team effort and department morale by demonstrating a positive and cooperative attitude and performing duties as assigned.
  • Maintain shop tools and equipment through proper organization.
  • Contribute to team effort by assuming responsibility for the cleanliness of the resort and safety of guests and employees; participating in departmental safety meetings; and accepting diverse assignments.
  • Flexibility with working hours, which may include weekends and holidays.
  • Meet service level objectives and department goals as set forth by immediate supervisor.    
  • Provide superior service to our customers (internal and external). Plan, supervise, and coordinate all daily building and grounds custodial and maintenance operations/tasks.
  • Coordinate work schedules and activities of maintenance and custodial workers.
  • Assist in interviewing and hiring employees; train new employees in methods and procedures used and various company/department work rules.
  • Monitor work in progress and check completed work; evaluate staff job performance; discipline staff, and bring special problems to attention of senior staff.
  • Oversee distribution, use & maintenance of supplies, tools, equipment, and vehicles used in carrying out various maintenance tasks.
  • Order and maintain an appropriate inventory of supplies.
  • Ensure proper use and security of master keys.
  • Perform a variety of maintenance and repair tasks and projects for buildings and facilities, involving rough and finish carpentry, plumbing, electrical work, painting, patching, masonry, etc.
  • Assist with various groundskeeping/custodial tasks, such as snow removal, salting and sanding, pool cleaning, etc. as necessary.
  • Ensure that appropriate safety procedures are followed by workers.
  • Perform other tasks as assigned.

Physical Requirements:

  • Exposure to inclement weather conditions.
  • Daily lifting and bending.
  • Standing and walking.
  • High noise levels.

Requirements:

  • Minimum 5 years experience in building maintenance, construction or project management.
  • High School diploma, GED or equivalent experience.
  • Must be able to communicate in English both verbal and written.
  • Basic computer knowledge required.
  • Must be able to lift and move at least 50lbs. 
  • Able to stand for long periods of time.
  • Must be able to work outside in all weather conditions

Preferred skills:

  • Previous experience in dedicated field.
  • Proficient in Microsoft Office.
