How do I make a difference? 

Continuously Improving Results

  • Prepare accurate and timely reports detailing real estate activities (e.g. rent revenue from tenants, intercompany rent charges, common area maintenance), ensuring transactions are properly recorded
  • Oversee the accuracy and integrity of Wegmans Enterprises financial statements including balance sheet, income statement, cash flow statement, and budget variances
  • Ensure monthly closing procedures are performed and associated accounts are reconciled
  • Oversee tenant set-up, maintenance, billing and annual reconciliation of tenant common area charges
  • Analyze cost information (CAM, property taxes, insurance, utilities, etc.) for a subset of owned and leased properties; work with various departments and external sources to improve cost performance
  • Perform on-site compliance audits as required; negotiate with landlords on disputes using informed judgment to present and defend our position
  • Perform lease and legal document abstracting by identifying financial risks for WFM; verify lease abstraction data and continually monitor any impact
  • Ensure timely payment of rental liabilities and provide guidance related to rental obligations and landlord-billed occupancy expenses; resolve any payment discrepancies between Wegmans and the landlord
  • Review landlord occupancy cost budgets and administer related expense adjustments
  • Analyze real and personal property tax assessments; identify opportunities for tax appeals
  • Perform straight line rental income and expense calculations for new and existing real estate leases
  • Prepare annual budget for real estate accounts including rental income, sales overages, utilities, taxes, parking lot and other common area maintenance
  • Effectively respond to requests for ad hoc analysis and projects in a fast-paced operating environment
  • Participate in special projects and analysis as necessary, including support for the rollout of new technology; provide value added recommendations to management

    • Coordinate activities with the Development Group, Indirect Procurement, Tax, Legal, Information Technology, CIS and other business units and/or vendors
    • Actively support the Real Estate group, attending weekly meetings and providing reporting as requested
    • Maintain working relationships with WFM tenants, WFM Landlords and their management companies to establish Wegmans as a trusted partner in future negotiations and disputes
    • Act as liaison to 3rd party lease administration outsource provider to coordinate their work efforts, review their findings, and guide on WFM processes; assist as needed with any related dispute settlement
    • Serve as a resource to landlords for accounting and financial inquiries, instructions, and disputes; advise internal stakeholders using subject matter expertise on all lease terms and conditions

What skills, learnings, and experiences are required?

  • Bachelor’s Degree in Accounting/Finance/Business or equivalent experience
  • 2 or more years Financial Analysis experience; with solid understanding of financial statements
  • 2 or more years of professional experience in property accounting, real estate/asset management, lease administration, or property management 
  • Experience working in a Compliance or Audit role
  • Communication and interpersonal skills necessary to interact with all levels of management, adapting to the audience as appropriate
  • Strong written communication skills
  • Ability to work independently with minimal supervision
  • Advanced PC skills; proficient in Microsoft Office with a solid understanding of Excel, including Macros and Pivot Tables
  • Possess strong listening skills and hear many points of view without bias, asking clarifying questions to check for understanding
  • Use available resources to pursue goals and challenges with the intent of achieving results, striving for continued excellence and taking appropriate risks (Managing the 5 Measures)

  • Familiarity with Image Now, Lawson, or Real Estate Accounting systems

Work environment: 

  • Work involves continuous interaction with co-workers in fast-paced environment
  • Work includes sitting for prolonged periods, along with repetitive hand and arm movements
  • Work requires frequent use of the telephone and computer
  • Responsible for moving and lifting an average of 1 – 10 pounds with a maximum weight lifted of 40 pounds occasionally
