POSITION TITLE:  Area Supervisor

           

REPORTS TO:         Production Manager

 

SUPERVISES:          Janitors

 

QUALIFICATIONS: Must have strong communication skills and be able to relate to subordinates on an interpersonal basis.  Must be well organized and be able to prioritize assignments.  Must have the ability to travel by automobile for the purpose of account visitations and the ability to access areas that may not be handicap accessible in order to inspect account locations or otherwise fulfill the requirements of the position.  

 

BASIC FUNCTION:            Responsible for the delivery of services to multiple accounts in an assigned geographical area of operation.  To plan, organize, direct, monitor and evaluate the work of subordinates so as to achieve specified performance goals and to maintain effective customer relations.  To monitor personnel to ensure that their performance is consistent with the expectations set forth in the “Janitor Job Description and individual account task schedules.”

 

MAJOR RESPONSIBILITIES:

-          To participate in personnel decisions including selection, assignment and retention.

-          To supervise the training and performance of assistant supervisors and janitors ensuring their knowledge and understanding of Company rules, security procedures and proper chemical usage.

-          If needed, coach supervisors’ and janitors’ good or poor performance on the spot.  Consult with the Lead Supervisor/Market Manager and if needed document performance on the Corrective Discipline Form.

-          Continually develop and motivate personnel in assigned accounts.

-          Recommend changes as appropriate.

-          Ensure the delivery of superior quality cleaning by performing periodic site visits and inspections and complete the inspection form according to our system.

-          Supervisor will insure the proper staffing plan, security, cleanliness and proper working order of supplies and equipment at all assigned account sites.

-          Perform fill-in or substitute duties as necessary.

-          Other duties as requested or required.

-          Inspect buildings as directed by the manager and ensure all tasks are done and building meets standards

-          Clean buildings as assigned by the manager if a janitor is absent

-          Other tasks assigned by the manager

-          Deliver supplies on time to janitors if directed

-          Cooperate with the lead supervisor/bmanagers and complete all tasks as assigned in a timely fashion

-          Ensure building time standards are adhered to by the asst. supervisors and janitors

Supervisor Standards of Performance:

-          Weekly site visits are completed and recorded to 100% of target.

-          Monthly account inspections are completed and recorded to 100% of target.

-          Market Manager Inspection reports are acknowledged and returned to 100% of target.

-          All cleaning supplies and customer consumables are kept at adequate levels.

-          Equipment is maintained at 100% of standard.

-          Monthly turnover is maintained at 20% or less.

-          All pages are responded to within 20 minutes.

-          Individual zone labor expenditures are maintained to 90% of budget.

-          Account deficiencies are corrected within 24 hours of identification.

-          80% of all accounts are covered by cleaners and not supervisors.

-      To report to Operations Manager on daily basis, a list of employee absences and reason for occurrence, and report any building cleaning deficiencies.

-      To report to Project Manager, floor maintenance deficiencies not already scheduled for corrective or maintenance service.

Other Supervisor Standards of Performance:

 

-          Complete all training to the satisfactory of the Trainer/Market Manager.

-          Meet all safety requirements including wearing Personal Protective Equipment.

-          Be on time for work.

-          Call the office by 10:00am of any day when you are sick and can’t work

-          Must receive a passing score on all inspections.

-          Call in to time keeping system in the required manner or complete time card accurately and completely and turn in on time.

-          Work completed in budgeted amount of time. If exceeding time budget report to supervisor immediately.

-          Janitor’s closet is always neat and organized.

-          All Supervisor/Customer requests are taken care of each night.

-          Uniform is always clean and neat.

-          No smoking in building or while working except when on breaks outside the building.

-          Not under the influence of intoxicating substances while at work.

-          When working in building all doors are locked, alarms are set when applicable, and no one is admitted to building

-          Lost or damaged keys are reported to Market Manager immediately

-          No customer complaints

-          Pass all inspections

-          All assigned buildings pass managers inspections.

-          All assigned janitors OJT is completed as scheduled.

-          All accounts are covered adequately if a janitor is absent.

-          No customer complaints

-          Any supervisor/manager/customer requests are taken care of correctly and immediately.

-          All assigned janitors are coached and a strong team is built showing shared goals, shared knowledge, and mutual respect.

-          Above and Beyond cleaning tasks are completed for each account and reported to supervisor/manager immediately.
