Maintenance Supervisor

LOCATION: NW Portland

NE SALARY: $20-$25 per hour

JOB DESCRIPTION: A small, busy property management company is in need of a Maintenance Supervisor. This is a full time position working Monday through Friday, between the hours7am-5pm. This is a working manager position - approximately 70% in the office, 30% in the field. The position requires a team of approximately five full-time maintenance technicians serving several hundred units at over ten properties. This position requires efficiently scheduling common area maintenance, apartment turnovers, and resident service requests with in-house and vendor labor. Will also manage multiple simultaneous construction and maintenance projects, negotiate vendor bids and contracts; monitor and correct vendor performance. Position requires a significant amount of computer time: email, online orders, data entry, etc. There will be hands on work such as light carpentry, electrical, plumbing, drywall, painting, janitorial work, lawn maintenance, posting notices, etc. Position requires. Candidate must also be able to receive and dispatch after-hours maintenance emergency calls.

QUALIFICATIONS:
• At least five years of maintenance, construction, or other relevant experience
• Experience leading, supervising, and training a team of employees
• Solid knowledge and skills in a wide range of cosmetic and structural maintenance and construction work, including framing, finish carpentry, electrical, plumbing, tile, painting, masonry, windows, etc.
• Ability to organize and monitor a high volume of process-driven maintenance work while maintaining a high level of quality and consistency
• Excellent administrative and computer skills; ability to communicate comfortably by email and shared online collaboration
• Have a photo/SMS-capable smartphone available for regular work-related use
• Own basic hand tools and small power tools
• Ability to lift 50 lbs. on a regular basis
• Ability to bend, crouch, kneel, stretch, reach, climb, and sit
•Ability to work around dogs, cats, and other pets on a regular basis
• Flexibility to adapt to the needs of the day; ability to sucesfully deal with unexpected or difficult maintenance, safety, and customer service issues
• Ability to adhere to the letter and spirit of fair housing laws; regular completion of fair housing training
• Willingness and ability to obtain and maintain relevant training and certifications
• Preference given to candidates with experience in multifamily housing and/or experience with vintage buildings (1920's - 1930's)
