Job Summary

Regional asset responsibility for the operation, maintenance, and security of Brookdale consolidated and managed communities. Responsible for planning, scheduling, supervising, participating in, and inspecting the work of departmental associates engaged in the operations, maintenance, repair, and safeguarding of communities. Key responsibilities include:

* Conducts a pre-scheduled annual review of each community, updating the Property Condition Report to determine capital needs for the up-coming fiscal year and develop a baseline for deferred systems and New Economics projects three years forward. Ensuring a quality of review and reporting acceptable for both internal and external third party review. Utilizing Regional Maintenance Technician, if properly trained, in the completion of this document.

* Communicates projects, training, technical follow-up and support. Communicates routinely with the Regional team and Asset Management regarding regional and local community needs. Communicates site visit issues and plan of action with Executive Director, Maintenance team and Regional leadership.

* Provides project management either directly or utilizing Regional Maintenance Technician or external resource to ensure quality of work, adherence to budget and ensuring resident safety.

* Monitors and reacts to over spend in Repairs & Maintenance and contract budgets. Creating and communicating a strategy on responding to unplanned or escalating expenditures. Provides information to Asset Management financial team and Divisional Administration to monitor and control the spending of the Capital budget.

* Provides routine reporting and communication to the Regional/Divisional team, on current status and trends effecting major projects, funding and deferrals for unplanned capital expenditures.

* Provides training support for e-Pro, Unit Turn and report access with-in the region.

* Utilizes PeopleSoft and financial reports assisting the regional team in the decision-making process for capital spend and controlling operations cost to include; maintenance & Housekeeping labor & expenses, R&M expenses and capital. As well as determining financial impact of any proposed unbudgeted projects. Utilizes Brookdale Energy Manager in reporting and correction of any over spend in utilities.

* Ensures each community has an operating Preventative Maintenance program and Life Safety program in place. Each community will submit completed Preventative Maintenance summary and Life Safety Checklist to Regional Property Manager on a monthly basis. Tracks to ensure Life Safety systems testing and reporting are completed and reported at required intervals. Ensures that communities maintain vehicle log, demonstrating type and frequency of vehicle maintenance

* Participates as part of the division team ensuring projects meet the needs of the business. Manages projects, defining scope of work, assessing financial impact, project cost, and project schedules. Ensures projects completes on time and in budget.

* Determines needs for training within the division. Implements skills training into community maintenance operations. Provides direction to communities to reduce the need for external contractors. Cross fertilizes ideas that have worked in other communities.

* Works with vendors, contractors and communities to maintain safety, OSHA standards and job site safety during execution of on-site projects.

* Participates with Executive Directors in interviewing, hiring and training new maintenance personnel, in addition to the evaluation and disciplinary process.



Develops and executes on development plan for Regional Maintenance Technicians.

We seek the following principal qualifications:

* High school diploma or general education degree (GED); two year technical associates degree preferred

* Multi-site asset management experience; and five years related experience and/or training; or equivalent combination of education and experience

* Must be able to demonstrate knowledge of electrical circuitry, mechanical aptitude, and blueprint reading and interpretation

* Knowledge of basic construction techniques with a background in project management desired.
