Overview:

Supports all aspects of property management operations to ensure successful, safe and efficient operation of all facilities within assigned Region. Supervises and performs various skilled and semi-skilled tasks related to installation, repair, maintenance and operation of electrical, mechanical, environmental controls and life safety systems throughout the Region. Applies knowledge and expertise across many different disciplines to ensure an efficient and safe working environment.

Key Accountabilities:
  • Responsible for the proper maintenance and repair of all equipment to include low pressure centrifugal chillers, Built-up systems, Unitary Rooftop systems, boilers, alterations steam equipment, garbage compactors, bailers, conveyor systems, sump pumps, motor control systems, etc.
  • Ensures seasonal start-up of heating and cooling systems.
  • Tests and maintains water treatment levels in all closed and open loop systems.
  • Works with Project/Energy Manager to ensure the maintenance and scheduling of the EMS systems
  • Installs, alters, maintains and repairs pneumatic and electrical/electronic (DDC) control systems.
  • Troubleshoots systems by reading and interpreting control logic diagrams, wiring schematics, written sequence of operations instructions.
  • Introduces and diagnoses custom control algorithms through application software and programming computer control code
  • Creates as-built drawings of all system modifications.
  • Properly maintains and repairs assigned vehicle.
  • Coordinates with and communicates with Maintenance staff, Store personnel and Facility Manager to ensure that all work is completed; coordinates special projects; assists in coordinating Contractors.
  • Performs major repairs to mechanical and electrical systems, bailers, compactor, conveyors, dock levelers, automatic doors, alterations equipment, drinking fountains, door closers, EMS control systems, etc. Orders and maintains proper inventories of HVAC supplies, filters, spare parts, water treatment chemicals, truck stock, etc.
  • Performs routine scheduled preventive maintenance duties that exceed the abilities, expertise or licensing requirements of in-store Maintenance Tech. May install lighting fixtures, outlets, switches, circuit breakers, etc. Ensures all preventive maintenance and repair work on vertical transportation equipment performed by outside Contractors meets contractual expectations.
  • Hires, trains, coaches, develops and retains Maintenance and Housekeeping staff. Fosters an environment that promotes personal development, strong teamwork and an appreciation of diversity in our workplace and customer base.
  • Responsible for all hazardous material management; maintains Hazardous Communications program.
  • Ensures adherence and compliance to established work and safety standards and related local, state, federal rules, regulations, laws.
  • Manages ledger expenses for assigned facilities.

Skills Summary:
  • CFC Certification, Boiler Operator license, Refrigeration Operator license, BOMA SMT certification, First aid & CPR cards, valid Washington State drivers license
  • Supervisory and/or leadership experience
  • Facilities Management and Property Management experience
  • Flexible to work in/travel to multiple locations within designated area; must be able to work out of town for extended periods (2 weeks)
  • Experience operating power tools, meters and equipment necessary to execute assigned duties
  • PC proficiency to include Word and Excel
  • Strong analysis skills
  • Excellent written, verbal and interpersonal communication skills
