Job Summary: Under direction of the Facilities Operations Manager; identifies, prioritizes, assigns, supervises and performs work necessary for the installation, operation, maintenance and repair of buildings, and utility systems operated by PAMF. To include; HVAC, Building Automation Computer and Fire Alarm Systems. Water distribution systems, structural, electrical, mechanical and electro-mechanical emergency power systems, sanitary sewer and pumping systems, medial gas distribution and vacuum systems and perform other related work as required including but not limited to inspections of buildings and grounds for cosmetic defects and landscape appearance.

Following a prescribed timeline this will prepare the incumbent for progression to the position of Facilities Operations Manager.

Travel required.

With the guidance of the Facilities Ops. Manager; Prioritizes schedules, assigns, supervises and performs work and evaluates the work of maintenance personal. Supervises and participates in the completion of both scheduled and unscheduled work orders and emergency calls.

Reads and interprets blueprints, engineering diagrams, sketches and plans necessary to identify and define work assignments, standards, tools, materials and equipment.

Assists the Facilities Operations Mgr. in the prearation of reports and/or summaries on the status of operations, maintenance and construction activities.

Makes effective recommendations for personnel actions, including hiring, performance evaluations and discipline.

Maintain required records, including CCR-22 ,CCR-T24, TJC, and NFPA. Attends safety committee meetings and provides reports on compliance with Federal, State, and Local AHJ requirements.

Performs regular esthetic inspections of medical facilities, including grounds and landscape documenting findings for action by maintenance, painting, and landscape crews.

Assists with department-wide projects and initiatives using sound engineering practice develops innovative methods and means of performing preventive maintenance.

May directly supervise department staff working evenings and weekend shifts in support of patient care operations and maintenance work scheduled during hours when patient care is not taking place. REQUIRED: High School Diploma or Equivalent. California Drivers Lic. with clean report no restrictions. Four years Medical Facility Maintenance Experience as Engineer II, MECH Certification. EPA 608 Universal Certification. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop ,bend ,kneel ,crouch, crawl ,climb, reach ,twist, grasp ,and make repetitive hand movement in the performance of daily duties; clime to heights on ladders ;to lift, carry push, and/pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.

ESSENTIAL SKILLS, BODIES OF KNOWLEDGE AND ABILITIES THAT ARE REQUIRED FOR THE POSITION, Perform the more technical and complex tasks of the work unit. Monitor and control supplies and equipment; order supplies and tools as necessary. Participate in the development of goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards. Attend and participate in professional group meetings such as CSHE, ASHE, and BOMA: maintain awareness of new trends and developments in the field of facility (medical) maintenance. Knowledge of codes and standards as applicable to Healthcare Facilities Maintenance and Life Safety.

EQUIPMENT OR MACHIINES THAT MUST BE OPERATED TO PERFORM THE JOB ACCEPTABLY. Building Automation Systems, Digital and Analog Fire Alarm Systems, test and diagnostic equipment such as , Multi-meter., Electrical Safety Test Analyzer, Refrigerant Recovery Unit, Drain Snakes small hand operated and large main line portable unit .Soldering and welding equipment. Automatic Transfer Switch Equipment and Main Electrical Switch Gear and Tie Breakers, HVAC Air Balance Test equipment. Water testing equipment for closed loop and public pool testing. Power and hand tools used in the while performing maintenance and repair work. Standard computer systems used in the creation of work orders, reports and electronic communications.

PREFERRED: Senior MECH Certification or BOMA Building Operators Certificate.
