Purpose:
The role of the Market Development Area Manager will exist in the East Markets and will support their respective Commercial Services team. Please find a brief description of the essential duties and responsibilities required to function successfully in this position.

Essential Job Functions:
• Serve as a liaison between the Regional Business Class team and local division management. Attend scheduled local construction meetings to ensure key divisional personnel are current as to the needs and objectives of Business Class.
• Responsible for the successful construction of Coax/Fiber based Commercial products within assigned area of operations.
• Ensure construction job flows are followed using established business rules, calculate IRR’s for construction approvals and assist Sales with pricing opportunities. Escalate to executive management any construction jobs for consideration that fall outside these perimeters.
• Attend weekly construction meetings with Divisional Commercial Construction Director and Coordinators.
• Review job by job list to ensure delivery dates and track jobs that are delayed due to permitting, weather or any other factor contributing to a delay in completion.
Respond to all construction escalations from various sources:
• Determine appropriate course of action and/or fix agent necessary to resolve construction issues. Track, follow up and communicate status to BC, and AVP Management in the field.
• Attend and participate in all scheduled meetings (internal Business Class and with Divisional counterparts). At all times, ensure that the needs of Business Class are represented and the area concerns and needs are being addressed.
• Identify geographic areas which are off plant and through analysis and a business case, determine if opportunity justifies line extension.
• Manage field personnel to pre-sell sites through on-site, first trying to sell HSD as a Bulk Product as an amenity for the building.
• Cultivate relationships with all commercial builders, developers, owners, electrical contractors, leasing agents and property management firms in each area. Build relationships to assist the AE’s in gaining access and closing new sales
• Manage tracking of all Business Class Penetration and drive “On-Net” sales performance in on net buildings.
• Drive all fiber channels, enterprise, wholesale, and carrier, to develop opportunities growth within specific footprint based on density and revenue opportunity and then, ensure that processes and procedures are in place.
• Manage “sales driven” proactive and proactive processes, as well as on-net penetration methodology.
• Approve all capital builds in the region of control.
• Identify footprint growth opportunities by building, geography and market, executing the overall plan to fulfillment. “Know” the market to include property ownership, density and propensity to buy metrics based on geography and vertical.

JOB REQUIREMENTS:
•Minimum of 5+ years of management experience in CATV Field Operations/Real Estate management, telecommunications, or infrastructure provider field operations environment.
•Bachelor's degree (B. A.) from four-year college or university or equivalent work and education experience.

• Financial experience required.
• Must be familiar with business software applications, such as Microsoft Outlook, Word, Excel and Visio.

• Familiarity with Salesforce.com, Bentley.com/BentleyView, GoogleEarth/Pro, and MapInfo. • • •Familiarity with databases such as Access and SQL is a plus.
• Excellent verbal, written, and interpersonal communication skills including the ability to communicate effectively, tactfully, courteously, and professionally with all employees in a business-to-business environment.
• Superior database, analytical, and reporting skills. Ability to write reports, business correspondence, and procedure manuals. Ability to create and produce exception reporting tools.
• Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Knowledge of general sales and marketing principles.
• Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to consolidate data from several sources to develop final data sets for analysis.
• Ability to work effectively with others, supporting and promoting an environment of teamwork and collaboration
• Attention to detail is a must.
• Must be able to multitask and work comfortably in a fast-paced, high-growth business environment.
• Limited Travel may be required.
• Legal or Financial Responsibilities:
