Position Summary
The Specialty Leasing Manager is responsible for the design, management, and implementation of the specialty leasing program at assigned shopping center property(ies). This position is expected to maximize average monthly rent for temporary displays, Kiosk, exhibits, vacant spaces, and Retail Merchandising Units (RMUs). This is performed using independent discretion while working cohesively with the team. This includes identifying and cultivating prospective tenants, along with negotiating and closing the lease deals. Pursues sponsorship opportunities for shopping center

Essential Job Functions
1. Actively canvasses the region to find and develop retail opportunities. Uses conventional and unconventional analytical skills to develop new opportunities to create property income. Prospects new tenants who are able to deliver the needed mix of goods and services using temporary displays, Kiosk, exhibits, vacant spaces, and Retail Merchandising Units (RMUs) (30%)

2. Negotiates, generates, and enforces provisions of the license agreement and lease with new and existing specialty retailors. Monitors and enforces specialty retailers' activities to ensure lease and licensing standards are met. Monitor insurance, business/tax/licenses of specialty retailers (30%)

3. Analyze financial sales reports, market data, and traffic flow to optimize sales. Works with specialty retailers to maximize sales through location, structural needs, and signage. Review and approve retailer set-up, signage, and build-outs where necessary (30%)

4. Oversees and monitors specialty retailers' payments. Collects and monitors minimum rent and percentage rent based on lease agreements. Provides necessary license agreements and other forms to corporate to initiate billings and terminations of lease agreements. Renew and manage rent payments and monthly billings for accuracy (10%)

Financial Responsibility
Portfolio value up to 2 million dollars annually. Manages corresponding budgets.

Education
An undergraduate degree from an accredited college or university with a focus in Business, Marketing, Accounting, Finance, or related discipline is required. In the absence of a degree, directly-related job experience managing commercial leases or sales where a number of years and proven knowledge offsets the degree requirement.


Experience
In addition to the education outlined above, at least 3-5 years of progressively responsible experience in retail management, shopping center management, regulated sales environment, or similar applicable experience.

Other Skills
Requires a self-motivated, team-player with excellent communication and interpersonal skills. Must have excellent negotiating skills and be creative and persistent. Ability to effectively prioritize in a fast-moving environment. Requires close attention to detail.
