This position provides strategic oversight and analysis of facilities within assigned Group or geographical area to plan and manage all aspects of facility maintenance for DaVita Medical Group (DMG) facilities within area. This position manages and directs maintenance including but not limited to project management, real estate lease terms, renovation construction projects and costs, capital and operation expense budgets, and break/fix maintenance activities for clinical operations. Position has budget accountability.

Position has full supervisory responsibility for recruitment, hiring, retention, performance development, performance management, teammate relations, salary adjustments, and termination of direct reports.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties and responsibilities generally reflect the expectations of this position but are not intended to be all-inclusive.

* Analyze facility needs; plan and budget for expenditures in collaboration with senior management

* Manage, supervise, and approve expenditures for remodeling and renovation projects for DMG facilities; secure bids; review and sign contracts

* Analyze and report Capital Expenditures variances (actual to plan) for major renovation projects

* Ensure appropriate actions to anticipate and correct unsatisfactory operating results

* Manage and oversee selection of vendors including but not limited to painting, carpentry, plumbing, electrical, mechanical, and HVAC

* Ensure all appropriate licensing and certifications for operation as a healthcare facility are secured and processed per deadlines

* Oversee clinic audits to examine external and internal building structures; evaluate physical conditions and quality scores

* Identify and implement maintenance strategies and protocols to maintain buildings and mechanical equipment

* Provide reports to all levels of the organization including monthly metrics

* Assist in formulation and coordination of annual operating and capital budgets; monitor budgets for reasonableness and corporate compliance

* Perform other tasks or projects as required

* Travel required: up to 75%

Teammate Management

* Provide leadership to direct reports and department

* Help direct reports overcome any organizational obstacles encountered during projects

* Manage all teammate employment activity such as hiring, promoting, job performance, evaluations, and disciplinary actions with appropriate approvals as required

* Address teammate relations issues appropriately and escalate as necessary

* Know, understand, implement, follow, and communicate to teammates all DaVita employment policies and procedures, awards, and other opportunities within company; develop and foster a positive, fulfilling work environment; enable teammates to excel in their assigned roles

* Provide work direction for department teammates including goals and goal achievement measurements

* Determine staffing plans that promote the most effective use of all teammates; ensure coverage during teammate absences

Education, licenses, certifications, and experience required to fulfill the essential duties, include computer skills as required.

* Bachelor's degree or commensurate experience in related area required

* Minimum of seven (7) years' experience in facilities maintenance or project management of construction projects totaling over $500,000/year required

* Demonstrated experience managing significant renovation or remodeling projects required; experience in a healthcare setting strongly preferred

* Demonstrated experience managing construction projects strongly preferred

* Demonstrated experience managing maintenance program for a multi-facility company preferred; experience in a healthcare setting preferred

* Minimum of five (5) years' demonstrated experience in one of these areas required: painting, carpentry, plumbing, electrical, mechanical, and HVAC

* Experience in facility management, operations and maintenance, clinical engineering, safety and security, planning, design, and construction and/or environmental management preferred

* Minimum of five (5) years' experience in a supervisory position required

* Certified Healthcare Facilities Manager (CHFM certified) strongly preferred

* Intermediate computer skills and proficiency in MS Excel, Access, PowerPoint and project management software required

PHYSICAL DEMANDS
