About this job

Sr. Development Manager leads a cross functional internal team and external consultants from the preliminary site assessment phase, final site assessment and due diligence, scope narrative, business plan, entitlements, approvals, permitting and closing on the most challenging development projects. The Sr. Development Manager is an integral part of the construction phase and ensures all post closing obligations are executed or maintained and assists the construction team navigate permit issues, additional approvals required and maintains construction administration contracts with Civil Engineer and Landscape Architect. The Sr. Development Manager provides leadership and guidance within the Development Team to other members on development challenges as well as directly oversees the work and career development of Development Coordinators. Upholds the fulfillment of Life Time Fitness' Mission Statement.

Examples of Work Performed

* Supporting the Real Estate team in evaluating feasibility of new projects prior to PA/Lease.

* Leading, coordinating, and managing the preconstruction team's work efforts from the time Real Estate signs a Purchase Agreement (or Lease) through the land purchase & construction start

* Act at the Owner's representative during the preconstruction project (*see description of owners representative).

* Hiring and managing planning & design professionals: legal, consulting engineers (civil environmental, geotechnical) and landscape architect

* Represent Life Time Fitness by attending all required governmental meetings to present expansion goals and/or site development plans for land use and zoning requirements, site plan, approvals, variances and other required approvals and obtain all required zoning approvals and variances

* Feasibility analysis and recommendations

* Working with internal team and consultants to find cost efficiencies

* Development and execution of the project development (preconstruction) schedule

* Developing project scope narrative

* Developing and maintaining project budgets for development and engineering

* Budgeting/Business Plan development

* Maintaining log of design and cost changes during preconstruction

* Municipal and private approvals

* Construction Documents and permitting

* Land purchases/Closing transactions

* Oversee Development Coordinator's work with Presale design, set up, and dismantle

* Coordinating the completion of Civil Engineering and landscape construction documents, approvals, and permits

* Coordination of Civil and Landscape design changes, approvals, and permits

* Supporting construction through the bidding and construction process

* Management of post closing legal, developer and municipal obligations/agreements

* Direct the work of Development Coordinators

* Provide problem solving guidance to Development team members on challenging issues

* Perform annual performance reviews for Development Coordinators and provide consistent performance feedback and career development guidance.

Education:

* Four-year college degree in engineering, planning or related field.

Experience:

* Eight to ten years experience in commercial land development

* Construction administration experience is beneficial

Licenses / Certifications / Registration:

* None

Knowledge, Skills, Abilities and Other Characteristics

* Ability to operate a personal computer

* Knowledge of standard office procedures and computer software including Microsoft Office

* Proficient with AutoCAD operating software

* Excellent oral and written communication skills

* Ability to execute effective multi-tasking with tight deadlines independently and within a team environment

* Ability to define problems, collect and analyze data, establish facts, draw valid conclusions and recommend solutions

* Excellent problem solving and organizational skills

* Ability to lead several groups of people to work toward one desired outcome

* Ability to travel
