LOCATION: Portland/Tigard, OR

SALARY: $14 hour

JOB DESCRIPTION: Property Maintenance and Custodial Need in Portland/Tigard area! Job Description:Perform numerous custodial and general property maintenance and other related work, as directed. Primarily responsible for ensuring that the shared building conference rooms, tenant lounge areas, showers, and interior/exterior common areas of the PacTrust office buildings are maintained in a first class manner. Secondarily the position will include overall general property and building maintenance and repairs at the various PacTrust properties. Specifically, this position involves performing frequent policing and cleaning of the shared conference rooms, tenant lounge area, showers, restrooms, common area hallways, and light grounds and maintenance within the portfolio. This person will be required to drive to various properties, but generally within 5-miles of the PacTrust Corporate Office. The day porter must be experienced, knowledgeable and competent in performing all aspects of the duties and responsibilities for the position. This position requires a minimum of 5 years of experience in maintaining first class office projects. Essential Function:• Cleaning of building conference rooms, tenant lounge, and building showers. These areas will need to be inspected and cleaned on a frequent basis throughout the workday. • Inspect the building shared conference room after each meeting and clean for next meeting.• Inspect and light cleaning of building shower facilities and lockers throughout the day. • Ensure that all vacant spaces are in Market Ready condition in accordance with PacTrust standards.• Regularly walk building hallways, stairwells, grounds to ensure that all trash and debris is picked-up.• Ensure that janitorial storage rooms are well organized and cleaned.• Assist property management when an emergency situation arises (i.e. fire, evacuations, equipment failure, etc.).• Perform locksmith duties as needed on vacant spaces and new tenant spaces. • Assist with light building maintenance functions such as replacing burnt out lights, unclog toilets, sweep building entries, power washing sidewalks, snow removal, and other minor repairs.• Assists with events set up and tear down as needed• Reasonable availability for overtime and emergency calls.• Maintains and repairs a wide variety of plumbing systems and components, valves and fixtures not requiring a state license• Responds to work orders and general repairs as required via email, phone or application• Inspect areas surrounding buildings to ensure areas are free of debris and hazards• Complete other minor maintenance duties, as required or directed to perform. LICENSES OR CERTIFICATIONS: An Oregon driver's license with clean DMV record is required. Maintain and provide proof of automobile liability insurance.

QUALIFICATIONS:
SKILLS/KNOWLEDGE/ABILITIES:• Ability to perform a variety of general custodial and property maintenance work • Must be able to perform physical tasks and lift 50 lbs.• Must be able to use basic tools and equipment in a safe manner• Must be able to perform simple math, read and follow both written and oral instructions• Must be able to speak and write the English language clearly and effectively• Ability to organize and prioritize tasks• Strong interpersonal skills with co-workers• Ability to handle rapid change & frequently changing objectives• Ability to work independently and in a team environment• Technical, vocational or on-the-job training in at least on of the following areas: HVAC electrical, plumbing or carpentry is a plus.• Professional demeanor with tenants, clients, and vendors.• Utilize Yardi for work order management WORKING CONDITIONS:• Fast paced environment and ability to multi-task• High sense of urgency in handling building and tenant matters• Respond to routine day porter tasks, as well as ad hoc project requests on an on-going basis• Complete assignments under tight deadlines• Travel to properties
