The Sr. Escrow Advisor supports the escrow staff by setting, communicating or clarifying the governance of escrow transactions, which includes applicable federal, state and local laws and company underwriting, escrow and auditing guidelines
 - Based on Advisor’s expertise/experience in multiple types of escrows, such as commercial, bulk, mobile home and new home/subdivision, advises and helps the escrow officers when requested on transactions with how to address unusual circumstances, how to structure, what documents to use, rate and procedural rules (as applicable by state) and what guidelines to follow. 

Stays up to date on new laws, current market trends, and current escrow issues in order to provide appropriate guidance to escrow officers.

Uses information from communications with escrow staff to report back to advisory group what gaps need to be addressed through training or what guidelines need to be developed and communicated to escrow staff.
Works with training staff to develop training.
Sits in and observes training and makes recommendations for improvement.
Does Quality Assurance reviews of escrow files as requested or manages and administers an escrow quality assurance program for state(s).
Works on special projects as requested such as responding to regulatory inquiries, gathering documentation in response to legal department requests, performing tasks required to close an office (trial balance clean-up) and reviewing and analyzing statistical reports from FAST and other systems.

- Acts as Subject Matter Expert on Rates and calculators associated therewith
Reviews reports generated from rate calculator usage to escrow administrators.  
Develops and delivers technical training to escrow staff if requested.
Works with advisory group to set guidelines and draft and review communications to escrow staff.

- Determines for home state which divisional guidelines need to be communicated and if and how they need to be customized for state rules.

- Works with home state’s underwriting staff to develop and communicate guidelines that impact escrow staff.

- Uses independent judgment of risk assessment to make decisions outside of company guidelines.

- Contributes regularly to company newsletters.

- Participates as Subject Matter Expert in FAST enhancements as requested.

- Reviews document requests submitted by trainers and users, submits new documents and phrases and audits existing documents on a regular basis for relevance, accuracy and usability.
