Lieberman Management Services is seeking qualified candidates for our luxury Chicago properties. Position Title: BUILDING ENGINEER Position Purpose: The Building Engineer assures that the building is a well-maintained property that provides a safe, comfortable environment for its shareholders. The primary responsibility of the Building Engineer is to maintain, operate efficiently and, where appropriate, improve all mechanical and structural aspects of the building. The Building Engineer is also responsible for the cleanliness and visual appearance of the building. This position has the responsibility for providing friendly, quick and courteous service to all residents. This position is also subject to all stipulations as outlined in the current Local #1 Union Contract. Organizational Relationships: * Reports to the Onsite Property Manager * Supervises maintenance staff * Works closely with the Board of Directors (Board) by attending Board meetings and on specific projects Resources Managed (Staff and Budget) * Responsible for maintenance staff hiring and other human resources functions in cooperation with the Property Manager. * Sets annual objectives for maintenance staff in cooperation with the Property Manager * Prepares annual budget for repair and maintenance of all mechanical equipment and cleaning and maintenance supplies RESPONSIBILITIES Responsible for the management of the day-to-day implementation of those policies, procedures, and programs that will assure an extraordinarily well maintained property, placing maximum emphasis on positive response to the concerns and needs of the Shareholders. Familiar with a variety of current property maintenance practices. Relies on extensive experience and judgment to plan and accomplish goals. Leads and directs the work of other maintenance and janitorial staff. A wide degree of creativity and latitude is expected. * Responsible for and supervises all maintenance programs relating to the interior and exterior conditions and appearance of the property. * On call 24 hours a day, 7 days a week for response to emergencies. Handles emergencies and instructs staff how to handle emergencies at any hour. Provides staff training and cross training for emergencies and mechanical systems. * Responsible for maintaining documentation for all renovation, construction and equipment maintenance. Daily review of construction progress at the beginning and end of day is required in consort with the Corporation s House Rules. * Use personal computer, calculator, email, word processing, spreadsheet and presentation software and common office equipment. * Heavy lifting, bending, stooping, kneeling, and reaching may be required. This position requires physical strength, good eyesight, hearing, manual dexterity, and the ability to move freely about the building. * Perform other related duties as assigned. Behavioral Competencies: This position is highly visible, and requires the ability to communicate and cooperate well with people of many personality types. It is essential for this person to have a pleasant disposition at all times and a desire to assist people and achieve a reputation for excellent service. This position requires the Building Engineer be able to work independently and also to motivate subordinates in a professional and constructive manner. This includes working with the Property Manager in setting objectives, measuring attainment, and developing education, training and performance improvement plans. Staff training through ABOMA and Local #1 Union programs are required annually for continuing education and certification. Physical Job Requirements: The Building Engineer must work well with others, and must also see and be aware of the condition the property. The Building Engineer is responsible for walking the property daily on a scheduled basis and preparing a list to document each inspection. * Works with and maintenance staff and outside vendors to facilitate proactive preventative maintenance programs and repair for all major building components; e.g. chillers, boilers, water pumps, fire/life/safety systems, air handlers, elevators, common area electrical components, plumbing risers, etc. Local #1 certifications are required to perform these duties. * Conducts Daily Property Walks: Look for items which need to be addressed and repaired, included but not limited to, such areas as front entry lobby, cleanliness, glass, walls, floor, elevator cabs and tracks, equipment room, facade, fitness rooms, laundry rooms, storage locker areas, building perimeter, personnel uniform inspections, climate control, fire code compliance, life safety signage, etc. Enforcing the Cooperative's House Rules is also part of the property inspections. Look for violations, parking issues, pet violations, etc. * Working with the Property Manager, assures construction and renovation projects adhere to approved plans and schedules. Record Keeping: Maintain Current and Historical Remodeling Construction Approved Plans. Maintain records of all riser, plumbing, electrical and infrastructure repairs. * Maintains ability to access all apartments and storage lockers with keys and provides secure method for storing and access to the keys. * Maintains the physical property and related mechanical equipment. Reports all problems directly to the Property Manager in writing. * Directs, supervises, and trains the maintenance personnel, and reports all problems directly to the Property Manager in writing. Cross-trains Maintenance Staff on all building operations. * Advises and assists the Property Manager with mechanical and technical concerns * Works in conjunction with other building staff, residents, and outside contractors in making repairs to the building mechanicals. Make sure contractors are working in accordance with their contract or purchase order. * Makes sure all work orders whether written or oral are being done properly and efficiently. Follows work order process as requested to create file of documentation for billing and accountability purposes. * Responsible for ordering all janitorial supplies and maintaining current inventory list of same. Supplies can only be ordered after submitting a written request to and authorization by the Property Manager. * Prepare (SOP Manual) Standard Operating Procedure Manual for all Equipment: Boilers/ Pump Systems, Water shut-off procedures, electrical systems, elevators, etc. Share and train maintenance staff on proper procedures for all equipment. * Maintain and distribute current the Emergency Vendor Contact List as directed by the Property Manager. * Document and Prepare Report of All Equipment Inspections * Maintains a written inventory of all UPCA equipment and supplies purchased and turns in an updated report on a monthly basis. Inventory is due to the Manager, prior to the last Monday of each month. * Maintains the mechanical rooms and crawl spaces. * Maintains all building equipment (i.e. snowblowers, 55 gal. wet vacs, tools, etc).Works with and reports to the Property Manager on problems in units. * Writes a monthly report for every Board Meeting, detailing projects in progress and completed over the past 30 days. Attends the monthly Board Meetings. * Meets with Property Manager daily to discuss the work of the day and to decide where special attention is required. The daily meetings also cover vendor evaluations, negotiations and management. These meetings also cover planned work, the results of daily inspections, work order completion and special projects requested by shareholders. Management Responsibilities: In cooperation with the Property Manager, set annual goals for self and all maintenance staff, including with quarterly and annual reviews. Participate in annual feedback process to measure Shareholder, Board, Property Manager and staff satisfaction. REQUIRED ABILITIES: This position requires extensive mechanical and technical knowledge. The Building Engineer is expected to be knowledgeable in the areas of plumbing, electrical, HVAC, etc. In addition to technical skills and experience, communication, organizational, follow-up, and service skills are highly stressed for this position. Preferred Training, Education and Prior Experience * Set own annual training and education goals with Property Manager and Board concurrence * Regular education in customer service, health/safety and technology is encouraged * At least 5 years prior experience in residential or commercial real estate engineering and maintenance, with demonstrated success in resident / customer service. * Complete all Local #1 Union courses required by the position and related class structure i.e. Class C janitor, Class A Maintenance requirements ADDITIONAL NOTES: The Building Engineer will also perform other reasonable business-related duties as assigned by the Property Manager (and subject to rules outlined by Union Local No. #1).
