The Fixed Asset Accountant is responsible for the journal entries for Fixed Asset Accounting and reporting, Construction-in Progress and monthly lease entries. The position will handle the day-to day activities of the fixed asset ledger (book and tax ledgers), depreciation and amortization, review the repairs and maintenance, rent changes, and interact with the tax, construction, finance, and operations team members.

Key Accountabilities:

*Responsible for Fixed Asset accounting including maintenance of Fixed Asset system (book and tax), fixed asset dispostions, reconciliation of fixed assets to the ledger, depreciation, and tracking of capital in inventory/CIP.
*Calculates and records capitalization of interest and overhead expenses related to construction projects
*Performs various fixed asset analyses (depreciation reasonableness, fluctuation analysis, budget input, and audit support) for all things related to fixed assets.
*Responsible for personal property and real estate returns. Assures compliance with sales and use tax returns on capital items
*Responsible for maintaining lease accounting and reporting schedules to support financial statement reporting,including straight-line rent and capital lease schedules.
*Responsible for tracking lease renewals, minimum rent schedules, CAM, real estate taxes and rent changes. Will assist in choosing, implementing and maintaining new lease system to align with the new lease regulations.
*Works cross-functionally with Operations, Construction, Real Estate, Accounting, Tax and Commissary to make sure items are properly capitalized according to accounting policies and proper items are recorded in repairs and maintenance.

Knowledge, Qualifications, Skills, Experience:

*Proficient in spreadsheets, databases, MS Office and financial software applications (Lawson/Infor a plus)
*Bachelor's degree in accounting or finance or related industry experience
*Advanced skills in Microsoft Products (Excel, powerpoint), presentation& analysis and Query/Data Mining skills
*Knowledge and experience in rent rolls, fixed assets, financial analysis, informational analysis and diagnosis
*Strong written and oral communication skills to all levels of the organization to work effectively across multiple business units
*Strong organizational skills and ability manage projects within set deadlines, ability to meet month end close deadlines
