Job Overview

General Purpose:

Responsible for overseeing the operation of the Destination Residences Snowmass Properties, including the management of the association and the overall rental operations. The DRS Property Manager, with support from accounting, sales and marketing, human resources, the Area Managing Director, and the Destination Hotels Corporate office will orchestrate and deliver distinctive and memorable service and operational standards; while realizing the objectives of the ownership group. Furthermore, the position is responsible for embracing Destination Resorts Snowmass' vision and service culture; promoting unity and teamwork and inspiration amongst all departments; and maintaining a supportive and productive relationship with the ownership group.

Essential Functions

Essential Responsibilities:

* Lead the marketing and positioning of these premier resort properties.

* Achieve property financial/business plan goals and expectations as established in the annual business plan for all areas of responsibility, and organize/implement strategic and tactical plans to facilitate this aim.

* Maintain the physical property in a "first class" condition

* Address owner's requests and needs in a timely manner and ensure consistent communication via emails, phone calls, newsletters and website postings

* Be fully responsible for the operating success of these properties and work to achieve the financial objectives of the properties while optimizing profit, and individual owner earnings.

* Ensure that the selection, training and ongoing direction for property associates is such that it maintains a high level of job satisfaction/morale/teamwork among associates in all areas.

* Provide innovative/creative thinking and strategies to effectively differentiate the properties from its competitive set and exceed fair market share.

* Consistently deliver accurate forecasting projections for areas of responsibility and implement effective adjustments as required with labor and other cost drivers to ensure profit integrity.

* Achieve high levels of profitability, memorable guest service, and owner and customer satisfaction,

* Demonstrate a strong operational expertise in revenue management, sales and marketing, rooms, and other ancillary disciplines.

* Proven ability to effectively plan and implement short and long-range strategic capital projects

* Effectively represent the properties in the local community, regionally and nationally.

* Ensure the properties are operated safely and securely according to property and company accounting standards.

Property Management knowledge required

* Able to interpret, and ensure compliance to the association's Governing documents and understand obligations of the management agreement

* Able to prepare agendas with input from the board for meetings and ensure Board input for major decisions as required

* Must be able to prepare and organize meeting board packets and reports that include all required information prior to meeting

* Be able to attend the meetings, with the objective to make sure the association runs utilizing Robert's Rules of Order and in compliance with all rules and regulations as required by the governing documents and state regulations

* Act in accordance with all decisions made by the Board of Directors

* Oversee the collections process on all accounts receivable, especially owner accounts and ensure compliance to Collection Policy

* Ensure compliance to all local and state regulations including CCIOA , and all other state ordinances governing Colorado associations; confer with legal counsel as necessary

* Maintain knowledge of relevant codes, laws and ordinances, current state condominium laws, fire and health codes and local ordinances

* Obtain required certifications or licensing for property managers as required by the state of Colorado

Qualifications

Job Qualifications:

* Four-year college degree preferred.

* Seasoned Property Manager with experience operating and positioning a seasonal resort property, or comparable asset.

* Previous experience within an independent group and leisure property environment is preferred.

* Experience overseeing large capital projects preferred

* Computer proficiency

* Flexible work schedule, especially on holidays and weekends

* Ability to analyze and solve complex problems
