Job Description:

Coordinate and manage all aspects of T-Mobile’s Retail Real Estate portfolio of stores. Responsible for advanced analytical support around new site selection, reporting store performance and profitability, coordination of lease renewals, legal reviews, lease execution and tracking option/lease notice dates. Serve as a liaison between landlords and lease administration, facilities, project management, legal, field sales and senior real estate managers. Responsible for coordinating and negotiating outsourced lease renewals and ensuring that terms are reviewed and align with current strategy and are agreed to and approved in a timely manner.

Responsibilities:

Essential Functions
  • Process and track all lease renewals including review of document to ensure completeness, record information in the database, obtain necessary approvals, etc.
  • Process and track all site packs for potential new retail locations. This includes review of site packs to ensure completeness, record information in the database, obtain necessary approvals, etc.
  • Work with T-Mobile’s brokers and landlords to negotiate favorable terms on lease renewals for entire portfolio of existing stores across the country.
  • Perform periodic review of market specific leasing rates and trends compared to T-Mobile . Use this data to help drive lower rates in lease renewals and landlord negotiations for savings in the portfolio.
  • Maintain department database and create ad-hoc queries as necessary. Send reports to internal and external groups.
  • Investigate requests for lease amendment and other documents from landlords, vendors and others. Obtain approvals as necessary and facilitate legal review and signature.
  • Attend weekly conference calls with project managers, transaction managers and others to obtain updates on projects.
  • Track and manage all aspects related to mall storage agreements. This includes obtaining agreement from landlords, obtaining approvals on business terms, facilitating Legal review, tracking expirations and renewing agreements.

  • 3+ years retail real estate or commercial real estate experience required
  • 3+ years of general administrative experience required
  • Experience in market analysis related to lease rates and competitive trends

Desired



  • Lease negotiation experience
  • Wireless or multi-unit retail real estate experience

Education
Minimum Required
  • Bachelors Degree
  • Additional experience considered in lieu of a degree
