Do you oversee the collection of all Tenant TI Reimbursements? Do you analyze and prepare all Landlord invoicing for any expenses incurred?

As a Lease Administration Specialist, under the Supervision of the Lease Administration Manger, you will assist in all areas of responsibilities to manage the Burlington / Tenant (Licensee) relationship for over 600 retail locations from lease inception through termination. Primarily focusing to insure all appropriate costs are billed and collected to minimize unnecessary flow thru costs to the stores while promoting positive Tenant relationships.

Responsibilities:

Tenant Administration

Interpret, administer and enforce lease covenants and provisions to all Tenant Lease Agreements and ensure their complete compliance including keeping management apprised of lease terms and renewal dates.

Interpret, administer and enforce Licensee Department Agreements and ensure their full compliance

Oversee the collection of Rent & Additional Rent, including but not limited to Common Area

Maintenance, Real Estate Tax, Insurance, Utility, etc. and Analyze and research all tenant invoicing including the preparation of all bills for Tenant / Licensee reimbursement

Work with the Legal Department to resolve Tenant / Landlord disputes / defaults as necessary and to resolve Tenant / Landlord Insurance claims as required.

Property Management Compliance

Assist and maintain strong Tenant / Landlord relations while assuring Burlington’s standards are met evidenced with all Tenant correspondence

Address Tenant inquiries and service requests while coordinating and resolving maintenance disputes/repairs between Tenant, Burlington and Over-Landlord.

Coordinate tenant issues with Facilities, Construction, Legal, Energy Management etc. as necessary while recording all Tenant facilities issues via Service Channel.

Maintain all tenant/licensee insurance certificate compliance and assist Real Estate Department as necessary including providing brokers with information to recruit new tenants. Daily prioritizing of all issues and action plans

Financial Compliance

Prepare and reconcile GL & accounting reports / Analyze monthly GL 1205 account for any errors in coding and report to GL to re class to correct accounts

Prepare, maintain and distribute financial reporting such as Rent Income summary, Tenant Pro Rata Share allocations and category reimbursements and Tenant Term/Possession/RCD

Prepare projected income schedule and department vendor maintenance in accordance with SOX compliance along with Special Projects as required

Candidates must have Bachelors Degree or equivalent work experience. Knowledge of Service Channel and Oracle preferred.
