Able Engineering Services (AES) provides onsite stationary engineering and facility maintenance services at over 450 million square feet of real estate assets throughout the US. Every Able Engineering Manager is an experienced director of facilities or chief engineer. We service many of the major commercial real estate markets such as commercial office and industrial, hospitality, health care, mission critical and data centers, retail, life science, government service administration, hi rise residential, sports and entertainment areas, secondary education and universities, as well as corporate campuses. This is a great opportunity for a Chief Engineer/Site Engineer/Site Manager looking to progress their career. You shall maintain a good working relationship with Client and associated personnel, manage and control the quality of the work for one of downtown commercial office building. JOB SUMMARY: This role will continually monitor operating units and selectively negotiate as needed for matters relating to account operations in order to assure the highest client and customer satisfaction levels and account retention, strong employee relations, achievement of financial goals. In carrying out assigned responsibilities, the Site Engineering Manager must ensure that all personnel under his/her operational control comply with all client, government, corporate and division policies and procedures. GENERAL DUTIES: Non Union Position * Control overhead expenses within the site. * Commercial Building * Responsible for attainment of financial goals for the site. * Maintain and support client satisfaction at a level that ensures account retention * Administer required client/customer surveys (and other feedback instruments) and respond in a timely and effective manner. *Promote client awareness of program alternatives and the availability of corporate resources. * Monitors and ensure compliance with the provisions of client contracts. * Assist in customizing programs to meet each account's unique needs as required. PRIMARY SUPERVISORY AND MANAGEMENT FUNCTIONS: * Interview, select, train, schedule, coach and support staff, ensuring they perform in accordance with established Able standards. * Report and communicate all site initiatives and performance to the regional level. * Assist Engineering Manager with the annual property level staffing and budgeting to ensure proper maintenance of client's assets. * Assist with the interviewing and selection of Engineers, ensuring they meet the requirements with established Able standards. * Assist with the training of account level Engineers in order to carry out duties effectively. * Create, monitor, and maintain an audit compliance process to ensure full compliance with client's expectations and local regulations. * Ensure proactive approach to controlling risk to the client and Able. * Educate and train site level Engineers on current safety issues to ensure compliance with all federal, state and local laws and safety regulations. * Monitor the execution and achievement of the client's preventative maintenance program goals. * HVAC license with knowledge of HVAC systems BMS (Building Management System) knowledge Preventive Maintenance work order system knowledge. * Able to read and understand prints Able to work with and schedule contractors, vendors and assist where required Supervise a staff * Oversee selection of major mechanical specifications including any required third party consultants. * Negotiate with contractors and vendors to achieve best value for labor and materials associated with the client facility improvement/development plans and in accordance with Able's requirements. * Provide operations teams with front line support in times of emergency mechanical or natural disaster situations * Report on all relevant client issues and projects routinely to a number of various corporate level stakeholders. * Assist account in securing and reviewing competitive bids for capital projects through Able preferred vendors and local vendors. * Provide input to Chief Engineers on performance of engineering staff. * Practice safe work habits, wear protective safety equipment and follow MSDS and OSHA standards. * Perform other duties as requested by management.
