    Nighttime shift: 2:00 pm-midnight 8 days on, 6 days off.

    The Florida Department of Management Services (DMS) is a customer-oriented agency responsible for managing the various business and workforce-related functions of state government. Under the direction of Governor Ron DeSantis and DMS' Executive Leadership Team, the agency oversees the real estate, procurement, human resources, group insurance, retirement, technology, private prisons, fleet, and federal property assistance programs utilized throughout Florida's state government. DMS is relied upon to establish, maintain, and improve the business processes used by state employees to create a better, not bigger government. DMS facilitates the delivery of these programs and services and provides tools and training to bolster the efficiency and effectiveness of the state's workforce.     Position responsibilities:

    The incumbent in this entry-level position uses computerized building automation systems (BAS) to monitor and/or control heating, ventilation, and air conditioning (HVAC) equipment and security systems in DMS-managed facilities. Executes Standard Operating Procedures (SOP) in response to fire signals, security alarms, elevator entrapments, and emergencies. Uses call notification procedures to disseminate information to facility management staff and emergency personnel. Supports 24-hour operation in a customer orientated call center environment.

    BUILDING AUTOMATION SYSTEM OPERATIONS:
    • Monitor chiller and AHU status, supply temperatures, and associated alarms in all DMS-managed facilities.
    • Report tripped equipment to facility management staff.
    • Monitor scheduled equipment start/stop times and take corrective action should equipment fail to start/stop as scheduled.
    • Ensure equipment scheduled for after-hours requests start and stop as required. Command equipment on/off if the equipment is not scheduled.
    • Monitor Outside Air Temperature and Average Space Temperature in buildings that receive steam during winter months. Take actions to ensure the central boiler is fired and allocate steam to attain a set point by building occupancy time and maintain setpoint in accordance with department energy policy.
    • Respond to alarms on all BAS; take necessary action to restore alarm point to specified operating limits. Report alarm to facility management staff if an alarm condition is not resolved.
    • Add a Point Memo in APOGEE Insight for equipment placed "out of service" and points that remain commanded to OPER priority past the end of shift.
    • Check Veeder-Root tank monitoring graphic in Insight once per shift; report alarms to the appropriate facility manager and the OPCON manager.
    GENERAL OPERATOR DUTIES:
    • Execute Standard Operating Procedures in response to fire signals, security alarms, elevator entrapments, and emergencies.
    • Use call notification procedures to disseminate information to facility management staff and emergency personnel.
    • Professionally handle customer requests, resolve promptly, escalate unresolved issues to supervisors and use good judgment and discretion when dealing with sensitive issues.
    • Report abnormal BAS, telephone, computer, and communications issues to the OPCON Manager.
    • Comply with and execute OPCON policies and procedures.
    • Document all events and incidents in the daily log.
    • Keep all work and common use areas in F-Bldg. clean, neat, and safe at all times. Report facility maintenance and safety issues to OPCON manager.
    • Complete timesheets, logs, checklists, and required reports in an accurate and timely fashion.
    • Answer telephone and emails using proper etiquette.
    • Monitor the cash machine in Lot E, parking deck 3. Provide assistance to customers, as required.
    OTHER DUTIES:
    • Perform other duties, as required.
    • Adheres to safety awareness policies in the workplace, views safety videos when presented, and attends required safety meetings. Practices lessons learned on a daily basis to avoid accidents.
    Knowledge, Skills and Abilities:
    • Knowledge of the function and nomenclature of commercial or industrial HVAC equipment and controls
    • Skilled use of Microsoft Office programs and standard desktop computers to input, view, and retrieve information.
    • Ability to be punctual and dependable.
    • Ability to work at night, on weekends and State holidays.
    • Ability to work a flexible schedule composed of 10 and 12-hour shifts.
    • Ability to learn new skills.
    • Ability to provide customer service in a successful and courteous manner.
    • Ability to communicate professionally and effectively, both verbally and in writing.

    Minimum Qualifications:
    • A high school diploma or it's equivalent
    • Familiarity with the terminology and operation of industrial heating, ventilation, and air conditioning equipment
    • Experience using Microsoft Office programs and standard desktop computer to input view and retrieve information
    • Experience solving problems in the workplace.
    • Valid and applicable driver's license.
    • Flexibility to work 10 and 12-hour shifts including nights, weekends, and state holidays.
    • Must be physically able to work a shift of 10 to 12-hours shifts for an extended period of time.
    • This position requires sedentary work and repetitive motion.
